Job summary

Eastlight Community Homes is seeking a Property Standards Manager in the Colchester area to lead our approach to property standards, ensuring compliance with the Social Housing (Regulation) Act 2023, Awaab's Law, HHSRS and broader landlord safety duties.

You will act as the organisation's subject matter expert, driving continuous improvement and ensuring we meet all legal obligations while enhancing resident safety, asset performance, and service quality.

Responsibilities

  • Lead the delivery of property standards across the housing portfolio.
  • Act as the organisation's lead expert on HHSRS, Awaab's Law, the Social Housing (Regulation) Act 2023, and landlord compliance responsibilities.
  • Oversee property inspections, audits, and investigations, ensuring hazards, defects, and compliance risks are identified and addressed.
  • Lead responses to housing condition complaints, disrepair cases, and regulatory enquiries.
  • Ensure effective compliance assurance, risk management, and reporting, maintaining accurate records and performance data.
  • Provide technical guidance to operational teams and support the specification and delivery of remedial works.
  • Work collaboratively with Health & Safety colleagues to manage risks within residents' homes and communal areas.
  • Build positive relationships with residents, communicating findings and managing expectations throughout inspections and improvement works.
  • Lead, develop, and manage the Healthy Homes and Estate Rangers teams, promoting a culture of high performance and excellent customer service.
  • Manage service budgets, monitor performance, and drive continuous improvement across the Property Standards service.

The Role

As Property Standards Manager, you will be responsible for leading our approach to property standards, ensuring compliance with the Social Housing (Regulation) Act 2023, Awaab's Law, the Housing Health and Safety Rating System (HHSRS) and wider landlord health and safety responsibilities.

You will act as the organisation's subject matter expert, providing technical leadership, driving continuous improvement, and ensuring we meet all legal and regulatory obligations while enhancing resident safety, asset performance, and service quality.

The role includes direct line management responsibility for the Healthy Homes Manager and Senior Estate Ranger, supporting the development of high-performing teams that place customers at the heart of everything they do.

  • £2,200 car allowance per annum
  • 37 hours per week Permanent Contract
