Randstad Solutions Limited is seeking a diligent Property Manager to oversee a diverse portfolio of freehold and leasehold properties in London. You will manage leases, ensure compliance with health and safety standards, and handle budgets, contracts and inspections.

You will respond to tenant inquiries, draft Board minutes, and liaise with Directors to ensure efficient service delivery. A proactive, diplomatic communicator with PMS experience is ideal.

Qualifications

• Well-developed interpersonal and oral communications skills.
• Good written and numerical literacy; able to explain financials to Directors.
• Experience with leasehold/freehold management and service charges.
• Familiarity with RICS Codes of Practice, ARMA rules and landlord/tenant legislation.
• Ability to prepare budgets and manage contracts and inspections.
• Proactive problem solving and ability to work under pressure.

Responsabilités

• Draft and serve S20 notices for major works.
• Manage portfolio in line with RICS/ARMA rules and landlord/tenant law.
• Provide full property management services for freehold/leasehold developments and individual properties.
• Respond to pre-assignment enquiries and leaseholder questions.
• Prepare and draft Board meeting minutes for Directors.
• Understand lease terms and communicate with lessees/letting agents.
• Maintain contracts, inspections, and compliance (H&S, Fire, Asbestos, Legionella, Electrical).
• Oversee insurance, quotes, and emergency repairs with Directors.
• Coordinate maintenance through PMS and appoint contractors, tracking progress.
• Monitor service charges and ground rents; chase arrears where needed.
• Check, code and authorise invoices; general filing; any other duties.
