Job Description

Location: Various sites across the South Coast
Working Hours: Monday to Friday, 9:00am – 5:00pm (35 hours per week)
Salary: Up to £32,000 depending on experience
Working Arrangement: 2 Days working from home

An exciting opportunity for an experienced Property Manager to join a growing team responsible for the management of residential and mixed-use blocks and estates across the South Coast. This is a dynamic role involving a blend of day-to-day management, client liaison, and property inspections.

Responsibilities:
  1. Efficient service delivery to landlords and long leaseholders
  2. Financial management including budget setting and reviewing service charge accounts
  3. Property inspections and defect diagnosis
  4. Health & Safety and fire risk compliance, appointing professionals where needed
  5. Drafting maintenance plans and overseeing major works with surveyors
  6. Responding to leaseholder queries and ensuring lease compliance
  7. Preparing tender documents and managing contractors
  8. Administering Section 20 consultations and liaising with surveyors
  9. Issuing licenses for alterations
  10. Driving additional revenue through services and cross-selling
  11. Attending AGMs and meetings, acting as line manager for on-site staff
Requirements:
  1. Demonstrated experience in residential/mixed-use block management
  2. Strong knowledge of leasehold legislation including the Landlord and Tenant Acts, and CALRA 2002
  3. Understanding of building construction and maintenance
  4. Exceptional written and verbal communication skills
  5. Proficiency in Microsoft Office and QUBE (formerly ECS)
  6. Ability to read and interpret lease covenants
  7. IRPM qualification (or willingness to obtain)
