Job description

  • Location: Various sites across the South Coast
  • Working Hours: Monday to Friday, 9:00am 5:00pm (35 hours per week)
  • Salary: Up to GBP32,000 depending on experience
  • Working Arrangement: 2 Days working from home
An exciting opportunity for an experienced Property Manager to join a growing team responsible for the management of residential and mixed-use blocks and estates across the South Coast. This is a dynamic role involving a blend of day-to-day management, client liaison, and property inspections. Responsibilities:
  • Efficient service delivery to landlords and long leaseholders
  • Financial management including budget setting and reviewing service charge accounts
  • Property inspections and defect diagnosis
  • Health & Safety and fire risk compliance, appointing professionals where needed
  • Drafting maintenance plans and overseeing major works with surveyors
  • Responding to leaseholder queries and ensuring lease compliance
  • Preparing tender documents and managing contractors
  • Administering Section 20 consultations and liaising with surveyors
  • Issuing licenses for alterations
  • Driving additional revenue through services and cross-selling
  • Attending AGMs, residents meetings, and acting as line manager for on-site staff
Requirements:
  • Demonstrated experience in residential/mixed-use block management
  • Strong knowledge of leasehold legislation including the Landlord and Tenant Acts, and CALRA 2002
  • Understanding of building construction and maintenance
  • Exceptional written and verbal communication skills
  • Proficiency in Microsoft Office and QUBE (formerly ECS)
  • Ability to read and interpret lease covenants
  • IRPM qualification (or willingness to obtain)
