Job summary

Galliard Homes is seeking an experienced Property Manager to join GEM at our Head Office in Loughton, Essex. You will oversee a diverse portfolio of residential and mixed-use developments, ensuring safety, compliance, and exceptional service.

The role is full-time, office-based with standard hours Mon-Thu 9:00am to 5:30pm, and Friday, 9:00am to 5:00pm. You will lead budgets, service charges, and contractor management while mentoring the Associate Property Manager.

Qualifications

• Experience managing high-risk residential and mixed-use developments.
• Experience with district heating systems.
• Experience with life safety system maintenance schedules.
• Previous property management experience in a similar role.
• Strong budgeting and service charge management knowledge.
• Understanding leasehold legislation including Landlord & Tenant Act and Building Safety Act
• Strong financial awareness with budgets and accounts.
• TPI Level 3 Associate in Leasehold Management (ATPI).
• Excellent communication across in-person, phone, and written interactions.
• Full UK driving licence and access to transport.

Responsibilities

• Manage a complex portfolio including high-rise and mixed-use schemes.
• Plan site visits and ensure property maintenance and safety checks.
• Organise monthly resident surgeries and maintain relationships.
• Lead Section 20 consultations and major works with stakeholders.
• Manage contractor relationships and oversee repairs and services.
• Draft resident communications and service charge budgets.
• Review and sign off invoices and monitor procurement.
• Respond to leaseholder inquiries and resolve issues.
• Oversee portals and trackers to keep data up to date.
