Job summary

Galliard Homes is seeking an experienced Property Manager to join GEM in Essex. You will manage a diverse portfolio of complex residential and mixed-use schemes, coordinating with internal teams and external partners to deliver compliant, high-standard service.

Key responsibilities include overseeing Section 20 projects, budgets, and stakeholder communications, while mentoring the Associate Property Manager and collaborating with the Senior Property Manager on strategic planning.

Qualifications

• Strong track record in managing high-risk residential/mixed-use developments.
• Experience with district heating systems.
• Life safety system maintenance knowledge.
• Experience as Property Manager or similar role.
• Solid understanding of leasehold legislation.
• Financial awareness: budgets, accounts, utility billing.
• Full driving licence and access to own transport.
• Experience managing and developing direct reports.
• Knowledge of RTM processes.

Responsibilities

• Oversee complex portfolio and ensure compliance with statutory and leasehold obligations.
• Plan site visits and maintain the condition of buildings; document findings.
• Organise monthly resident surgeries and maintain positive relationships.
• Lead Section 20 consultations and major internal/external works; coordinate with surveyors and stakeholders.
• Manage contractor relationships, oversee repairs, and monitor contracts.
• Draft resident communications and service charge budgets; ensure accuracy.
• Review year-end accounts reconciliations and related commentary.
• Respond to leaseholder enquiries and resolve issues promptly.
• Sign off LPE1 forms and solicitor enquiries; manage insurance claims as needed.
• Support Senior Property Manager and provide cover when required.
