Job summary

Onward Homes are seeking a Property Manager (Home Ownership Specialist) to manage leasehold and property services across dispersed sites. The role emphasizes delivering a high-quality, compliant service and proactive customer engagement within a collaborative team.

You will work with finance on service charges, lead major works planning (Section 20) and inspections, and contribute to a positive, inclusive workplace culture while focusing on resident satisfaction and risk management.

Qualifications

  • Sound experience of leasehold management and property management.
  • Demonstrable understanding of leasehold and service charge legislation.
  • Experience of setting and monitoring service charge budgets.
  • Experience of working in a team and proactive in achieving goals.
  • Strong written and verbal communication with leaseholders and partners.
  • Intermediate Microsoft Office skills.

Responsibilities

  • Deliver a proactive, high-quality property & leasehold management service to leaseholders and landlords, including inspections and lease obligations.
  • Provide professional written and verbal communications; attend leaseholder meetings and engage customers.
  • Conduct regular scheme inspections; identify repairs, health & safety issues and take corrective action.
  • Work with finance to produce service charge demands and year-end accounts; monitor variances.
  • Plan major works programmes (S20) and ensure compliant delivery and budgeting.
  • Collaborate with colleagues to deliver a joined-up service and develop policies.

About the Role

We are seeking a Property Manager (Home Ownership Specialist) to join our Home Ownership team on a permanent basis. The purpose of the role is to provide a professional, cost effective and high-quality property and leasehold management service, managing a portfolio of properties across a range of dispersed sites.

Key Responsibilities
Property & Leasehold Management
  • Deliver a proactive and professional, high-quality property & leasehold management service to leaseholders and landlords. Delivering all aspects of the service including scheme inspections, staircasing, lease extensions, Management Packs (LPE1), permissions and the interpretation of complex lease clauses. Develop a clear understanding of individual lease covenants and obligations and ensure that those lease covenants and obligations are fully met, and appropriate action is taken in respect of breaches of Lease. Take ownership of all elements of your sites, working with colleagues across the business to deliver a comprehensive and compliant service.
Customer Service & Engagement
  • Provide professional and effective written and verbal communications. Attend leaseholder meetings, positively engaging with customers. Strive to provide a service that delights our customers.
Health & Safety and Compliance
  • Conduct regular comprehensive scheme inspections to monitor the upkeep of the property, grounds and standard of services. Identify repairs and maintenance issues and health and safety hazards and action accordingly. Ensure all necessary health and safety checks are carried out. Respond to health and safety concerns raised by leaseholders or third parties.
Service Charges
  • Work closely with the finance team to produce accurate service charge demands and year end accounts for leaseholders at all sites within the required timescales. Monitor expenditure throughout the year and take appropriate action in relation to considerable variances including communicating this to leaseholders.
  • Ensure sinking funds and accounts contain suitable levels of balance that will facilitate the effective management of the portfolio.
Major Works and Section 20
  • Work in partnership with colleagues to set an annual major works programme for each site. Ensure appropriate s20 consultation is undertaken, including dispensation where necessary. Ensure planned and cyclical works are effectively delivered and monitor progress.
Collaboration
  • Work in partnership with colleagues across the business to provide a joined-up service offering that drives positive customer satisfaction. Contribute to the on-going development of the service incl. policies and procedures.
Skills and Experience
  • Sound experience of leasehold management and property management.
  • Demonstratable understanding of leasehold and service charge legislation.
  • Experience of setting and monitoring service charge budgets.
  • Experience of working well in a team, actively contributing and engaging and demonstrate a proactive approach to the achievement of team goals.
  • Experience of communicating with leaseholders and external partners in a professional and confident manner.
  • Microsoft Packages to an intermediate level.
  • Excellent communications skills – letter writing and the written and verbal presentation of information.
  • Excellent numeracy/analytical skills and competency in dealing with financial information.
  • Ability to work on own initiative, managing diary / time effectively to ensure all tasks are delivered.
  • Have an innovative approach to problem solving creating long term solutions.
Qualifications
Essential
  • Educated to GCSE standard or equivalent qualification / experience.
  • Qualified to Property Institute level 2.
Desirable
  • Qualified to Property Institute level 3 or above.
