Job summary

Onward Homes in Manchester is seeking a Scheme Manager to oversee daily operations at D'Oliveira Court, ensuring safe, well-maintained sheltered housing for tenants.

You will manage safety, coordinate maintenance, respond to enquiries, and build strong relationships with residents, contractors and partners, with emphasis on excellence and customer care. A full UK driving licence is required and the role offers a competitive salary with generous holiday.

Qualifications

  • Experience of dealing with older people in a service environment.
  • Experience of building management and compliance requirements.
  • Knowledge of Health and Safety policies and risks.
  • Ability to work on your own initiative as part of a dispersed team.
  • Skilled communicator with excellent customer service skills.
  • IT skills – Microsoft Office up to an intermediate level.
  • Satisfactory Disclosure Barring Service (DBS) reference.

Responsibilities

  • Provide intensive housing and building management services at Onward sheltered housing schemes enabling tenants to live confidently and independently in their own homes and ensuring Onward meet its health & safety and compliance requirements.
  • Service Delivery: Provide each tenant with an agreed level of intensive housing management.
  • Respond to tenant and scheme emergencies.
  • Provide each resident with regular contact and a Personal Emergency Evacuation Plan (PEEPS).
  • Health & Safety Compliance: Ensure that each Sheltered Housing scheme meets the regulatory standards for all health and safety and compliance requirements.
  • Ensure the property logbooks are up to date and all requirements are met.
  • Partnership Working: Liaise with health and social care providers, voluntary agencies, and others assisting tenants to maintain their accommodation.
  • Develop processes of direct communication with tenants, relatives of tenants, the wider community and external parties.
  • Neighbourhoods: Ensure all voids, lettings and housing management issues are communicated to neighbourhoods ensuring collaborative working.
  • Ensure that effective, sensitive management practices are maintained by implementing Onward management procedures within the scheme.
  • Line Management & Leadership: Whilst the role has not direct line management responsibilities our Scheme Managers will lead through setting a positive example in delivering a first class housing management service through our value of "Excellence, Creativity and Respect".
  • Building Management: Oversee the day to day running of scheme, including reporting repairs, health and safety concerns, reducing risk and ensuring security of the building is maintained.
  • Report and monitor performance of repairs and service contracts.

Job description

The Scheme Manager position in Manchester involves overseeing daily operations within Onward’s housing portfolio. You will manage site safety, coordinate maintenance, and support residents with their tenancy needs. This full-time role carries a salary of £28,700, with standard working hours. Your duties will include conducting inspections, handling enquiries, and liaising with contractors to ensure high service standards. Strong communication and organisational abilities are essential, alongside a customer-focused approach. Previous experience in housing or a similar sector is advantageous.

Job Requirements

The role will be based at D'Oliveira Court, M24 5QU.

A Full UK Driving Licence and access to your own car is required for this role.
