We're looking for an experienced Senior Property Manager to join our Leeds office, playing a key role in delivering strategic property and asset management services across a diverse portfolio. Working closely with clients, occupiers, contractors and internal teams, you'll be responsible for managing both occupied and void properties, helping to protect and enhance asset value while ensuring properties remain safe, compliant and fit for purpose. This is a varied role that combines day-to-day property management with a proactive approach to identifying opportunities to optimise assets, reduce costs and support wider client objectives. As part of a collaborative and supportive team, you'll work across a range of property types, building strong stakeholder relationships and delivering a high standard of service against agreed client objectives, service level agreements and performance measures.

Key Responsibilities
  • Manage a designated portfolio of occupied and void properties, delivering effective asset and property management services.
  • Oversee the acquisition and onboarding of new assets into the portfolio, ensuring a smooth transition and accurate record keeping.
  • Identify opportunities to reduce void periods and associated costs, providing recommendations and strategic advice to clients.
  • Build and maintain strong relationships with clients, contractors, occupiers, security providers and internal colleagues.
  • Manage void property requirements, including security arrangements, inspections and risk mitigation measures.
  • Support the identification and disposal of surplus property assets where appropriate.
  • Work closely with Facilities Management colleagues to ensure compliance obligations are met before properties are re-let.
  • Manage contractors, including health and safety compliance, quality assurance, approval of works and invoice sign-off.
  • Maintain accurate property records and support the effective use of property management systems.
  • Undertake regular portfolio inspections, ensuring assets are maintained to the required standard.
  • Identify and implement opportunities to enhance asset performance and maximise value.
  • Contribute to the appraisal of development and strategic asset management opportunities.
  • Produce accurate and timely reports, updates and recommendations for clients.
  • Deliver services in line with agreed SLAs and KPIs, ensuring a consistently high standard of performance.
  • Maintain an up-to-date understanding of relevant property legislation, compliance requirements and industry best practice.
Key Qualifications
  • Proven experience within property management, asset management or a similar property-focused role.
  • Strong stakeholder management skills, with the ability to build effective relationships with clients, occupiers, contractors and colleagues.
  • A proactive and commercially minded approach, with the confidence to identify opportunities and provide practical solutions.
  • Excellent organisational skills, with the ability to manage multiple priorities and deliver high-quality work to deadlines.
  • Strong communication skills, both written and verbal, with the ability to present information clearly and professionally.
  • Experience managing contractors and an understanding of health and safety requirements within a property environment.
  • Strong attention to detail and a commitment to delivering excellent client service.
  • A positive, collaborative approach and the ability to work effectively both independently and as part of a team.
  • Good working knowledge of Microsoft Office applications and confidence using property management systems.
  • An understanding of property compliance and CDM regulations would be advantageous, although not essential.
  • A full UK driving licence and willingness to travel to properties across the portfolio as required.
