Job description

Dobbin & Sullivan are Chartered Surveyors and commercial property agents based in Stratford in the heart of east London. We have been operating since 1991 and are now going into a new phase of growth within the industry. As such, we are seeking a new property manager to join our team in providing a high quality, personalised and consistent service to our clients.

We have a mixed portfolio of residential and commercial properties, mostly based across east London, with the main focus on rent collection, service charge budgeting, asset management and lease advisory requirements.

We are seeking a candidate that has experience within the industry of property management, ideally across both sectors of residential and commercial. A candidate who will be key in focusing on asset enhancing strategies, accurate reporting to clients and bring ideas and skills in growing the portfolio.

Responsibilities

Rent, service charge and insurance collection

Familiar with and dealing with tenant breaches and solutions for remedies including forfeiture, submitting claims for recoveries of losses.

Annual service charge budgeting in accordance with the RICS Code of Service Charge Practice

Maintenance schedules on a reactive and pro-active basis.

Compliancy across the portfolio that may include Lease covenants,EPC’s, FRA’s, Asbestos reports etc.

Routine property inspections and organising and attending meeting with lessees and or tenant associations.

Reporting to Directors and senior staff to provide regular updates on all aspects of the properties/tenants including at ad-hoc intervals regarding the portfolio's performance or any issues affecting this.

Engaging with suitable contractors to ensure repairs and maintenance is completed in a satisfactory manner.

Managing the portfolio using adopted software and ensuring relevant data is accurate and up-to-date.

Highlighting events such as rent reviews, lease renewals, lease assignments and dilapidations and liaising internally with colleagues to address such matters including appropriate recording and updating of events.

The job is full time and office based with the rest of the team working around you to provide additional support.

We are an RICS registered firm and will be able to provide training for the APC process in working towards becoming a chartered surveyor if required.
