Hawthorne-Finch Talent Solutions is seeking a Property Litigator in Preston with 4+ years PQE in property litigation. You will manage a busy caseload focused on commercial landlord and tenant disputes, advising on leases and related issues, and supporting court work where appropriate.

Qualifications

Responsibilities

• Manage a caseload of property litigation matters focusing on commercial landlord and tenant disputes.
• Advise on lease renewals and termination issues, including notices.
• Handle terminal dilapidations claims and breaches of repair obligations.
• Advise on commercial lease disputes, rent arrears, and enforcement options.
• Deal with forfeiture and CRAR where appropriate.
• Support on court work and advocacy within your experience.
• Collaborate with colleagues to deliver joined-up advice and grow work.

Property Litigator

Location: Preston

Salary: £55,000 to £75,000 (dependent on experience)

Experience: 4+ years’ PQE (Property Litigation)

If you’re a Property Litigator who enjoys running disputes end-to-end, wants a varied caseload, and likes being trusted to get close to clients and outcomes, this is a strong opportunity to join a supportive team in Preston.

This role sits within a busy disputes practice supporting wider departments, with a focus on commercial property disputes and lease-related litigation. You’ll handle a mix of advisory and contentious work, with the chance to build your profile, develop relationships and play a visible role in winning and growing work.

What You’ll Be Doing

• Managing a caseload of property litigation matters with a focus on commercial landlord and tenant disputes
• Advising on lease renewals and termination issues, including Section 25 notices and Section 42 notices
• Handling terminal dilapidations claims and breach of repair obligations
• Advising on commercial lease disputes, rent arrears and enforcement options
• Dealing with forfeiture and CRAR (Commercial Rent Arrears Recovery) where appropriate
• Supporting on court work and advocacy where within your authorisation and experience
• Working collaboratively with colleagues across the wider firm to deliver joined-up advice
• Contributing to business development, networking and building a sustainable pipeline

What We’re Looking For

• Qualified Solicitor (England and Wales) with around 4+ years’ PQE in property litigation (or equivalent experience)
• Strong experience across commercial landlord and tenant disputes
• Confidence running your own caseload with minimal supervision
• Clear communication style and a practical, client-first approach
• Strong attention to detail and good organisational skills
• Interest in business development and building long-term client relationships
• Residential property disputes experience and awareness of upcoming changes under the Renters’ Rights Act 2026 is beneficial
