Job summary

Regent&Row Ltd is seeking an experienced property manager to run day-to-day operations and administration across a portfolio of rental properties in Greater London. You will oversee lettings, tenancy applications, renewals, and the preparation of related documents, while maintaining strong relationships with tenants, landlords, and service providers.

Responsibilities

• Manage the company's day-to-day operations and administration.
• Oversee property lettings, tenancy applications, renewals and associated documentation.
• Manage relationships with tenants, landlords, letting agents, contractors and other property-service providers.
• Monitor rental income, occupancy levels, tenancy renewals and outstanding payments.
• Coordinate property inspections and ensure that issues identified are followed up appropriately.
• Arrange and oversee repairs, maintenance and refurbishment works.
• Obtain quotations from contractors and monitor the progress, quality and completion of works.
• Maintain accurate property, tenancy, contractor and maintenance records.
• Monitor property expenditure and assist with the preparation of budgets and management reports.
• Identify opportunities to improve property performance, occupancy and rental income.
• Assist the Company Director with property acquisitions, disposals, refurbishment projects and portfolio planning where required.
• Ensure that appropriate property-management procedures and statutory compliance requirements are followed.
• Prepare regular reports for management covering property performance, rental income, maintenance and operational matters.
• Coordinate and supervise the work of property administrators, lettings staff and other support personnel where applicable.
• Deal with day-to-day operational issues and make recommendations to management where appropriate.
