Job summary

Building Careers UK is seeking a Project Quantity Surveyor for Warrington to lead the commercial management on high-rise residential Build to Rent projects. You will handle CVRs, forecasts, cost reports and valuations from pre-construction through final account, working closely with project managers, contracts and site teams to maximise value, control costs and manage risk.

Excellent communication with clients and subcontractors, plus strong Excel and IT skills, are essential to drive commercial

Qualifications

• Experience as a QS in a main contractor environment.
• Experience on high-rise residential or Build to Rent projects.
• Experience from pre-construction to final account.
• Strong knowledge of cost control, CVRs, forecasts, valuations, and subcontract management.
• Good understanding of construction contracts.
• Excellent commercial awareness and negotiation skills.
• Strong communication and stakeholder management.
• Proficient Excel and IT skills.
• Relevant Quantity Surveying or construction qualification.

Responsibilities

Project Quantity Surveyor – High Rise / Build to Rent

Location – Warrington

The Role

As Project Quantity Surveyor, you will take responsibility for the commercial management of projects from pre-construction through to final account, working closely with the project and senior commercial teams.

Key responsibilities will include:

• Managing the commercial performance of assigned projects
• Preparing and managing CVRs, forecasts, cost reports, and cash flow
• Managing subcontract procurement and subcontractor accounts
• Preparing valuations, applications for payment, variations, and final accounts
• Managing commercial risk and identifying opportunities to maximise project performance
• Reviewing contractual requirements and ensuring compliance
• Working closely with Project Managers, Contracts Managers, and site teams
• Maintaining strong client and subcontractor relationships
• Supporting commercial strategy throughout the project lifecycle
• Providing accurate commercial information to senior management

The Ideal Candidate

The successful Project Quantity Surveyor will have:

• Proven experience as a Quantity Surveyor within a main contractor environment
• Experience working on high-rise residential or Build to Rent projects would be highly advantageous
• Experience managing projects from pre-construction through to final account
• Strong knowledge of cost control, CVRs, forecasting, valuations, and subcontract management
• Good understanding of construction contracts
• Excellent commercial awareness and negotiation skills
• Strong communication and stakeholder management abilities
• Good Excel and IT skills
• Relevant Quantity Surveying or construction-related qualification
