Job summary

Goodman Masson, recruiting on behalf of a trusted client, seeks an experienced Project Manager (Fire) to lead a portfolio of fire and building safety remediation projects across a large social housing portfolio.

You will manage programmes, budgets and risk, coordinate consultants and contractors, and drive delivery from inception to completion while prioritising resident safety and compliance.

Job description

We recruiting on behalf of a trusted client of ours for an experienced Project Manager (Fire) to lead the successful delivery of a portfolio of complex fire and building safety remediation projects across a large social housing portfolio.

This is a key project delivery position for someone with a strong track record of taking high-value construction, remediation or major maintenance schemes from inception through to completion. You will be responsible for ensuring projects are delivered safely, on programme, within budget and to the required quality and compliance standards.

You will work across a range of complex projects, coordinating consultants, contractors, design teams and internal stakeholders, while ensuring residents remain informed and disruption is minimised throughout the works.

Key Responsibilities
  • Lead a portfolio of fire and building safety remediation projects from feasibility and inception through design, procurement, construction and completion.
  • Take ownership of project programmes, budgets, risk registers and delivery milestones, identifying and resolving issues at an early stage.
  • Manage and hold consultants, contractors and design teams to account for quality, programme, cost, health and safety and contractual performance.
  • Oversee design development, procurement, tendering and scheme optimisation, including two-stage tender processes where appropriate.
  • Manage projects delivered through JCT Design & Build contracts, dealing effectively with delays, claims, variations and contractual issues.
  • Monitor construction progress through site visits, project meetings and contractor reviews, ensuring high standards of workmanship and health and safety.
  • Ensure projects progress through the required statutory approvals and Building Safety processes.
  • Maintain accurate project records, including photographic evidence, completion documentation and Golden Thread information.
  • Monitor expenditure against approved budgets and provide clear financial and programme reporting to senior management.
  • Support feasibility, viability and investment appraisals and contribute to Building Safety Regulator submissions where required.
  • Work closely with Resident Liaison colleagues to ensure residents receive clear and regular updates throughout remediation works.
  • Attend resident meetings and respond professionally to concerns, complaints and queries relating to remediation projects.
  • Ensure all relevant grant funding requirements, audit requirements and project documentation are fully complied with.
  • Identify opportunities to improve project delivery, construction practices, value for money and resident outcomes.
What We're Looking For

We are particularly interested in candidates with demonstrable fire remediation, building safety remediation or major construction project delivery experience.

You should have:
  • Proven experience delivering complex construction, remediation, major works or maintenance projects from inception to completion.
  • Strong practical knowledge of fire safety, passive fire protection and building safety.
  • Good understanding of the Building Safety Act and associated regulatory requirements.
  • Proven experience managing projects under JCT Design & Build contracts, including contractual delays, claims, variations and negotiations.
  • Experience of procurement, tendering, contractor selection and scheme optimisation.
  • Strong experience managing consultants, contractors, design teams and multiple stakeholders.
  • Experience delivering projects within a Registered Social Landlord, housing association, local authority, property developer or similar environment.
  • Experience managing significant project budgets, programmes and risk registers.
  • Strong understanding of construction quality, health and safety and statutory approvals.
  • A degree or equivalent qualification in Construction, Building Surveying, Fire Safety or a related discipline.

Professional membership such as MRICS, MCIOB, APM, IFE or IFSM would be desirable.

A full driving licence, or the ability to travel efficiently between sites, is also required.
