Job summary

Karter Thomas Limited is recruiting a Fire Safety Project Manager to lead critical fire safety programmes across residential properties. The role reports to the Head of Asset Investment & Programmes and involves managing remediation projects, compliance, and stakeholder liaison.

You will oversee contractors, conduct surveys, and provide technical guidance to senior teams. Hybrid working is offered with a focus on delivering safe, compliant buildings for residents.

Responsibilities

  • Manage the delivery of major fire safety improvement and remediation programmes.
  • Oversee Employer's Agents, consultants, contractors and specialists to ensure successful project delivery.
  • Carry out fire safety surveys, inspections and QA reviews across the portfolio.
  • Provide technical fire safety advice to senior management and teams.
  • Support HRBs and associated fire safety obligations.
  • Help develop future fire safety investment programmes from risk assessments.
  • Manage contracts, variations, valuations and contractor performance.
  • Ensure actions from risk assessments and regulatory reports are completed.
  • Maintain asset and compliance records updated after works.
  • Monitor changes in legislation and best practice.
  • Collaborate with Property Managers to manage building safety risks.
  • Produce project reports, updates and financial information for senior management.
  • Support emergency response activities, including occasional out-of-hours work.

Salary: c.£60,000 per annum
Location: Hybrid Working (Home, Office & Site-Based Travel)
Hours: 35 Hours per Week

About the Role

We are seeking an experienced Fire Safety Project Manager to join a leading housing and property organisation, delivering critical fire safety programmes across a diverse residential property portfolio.

Reporting to the Head of Asset Investment & Programmes, you will play a key role in managing major fire safety works, overseeing remediation programmes, and ensuring the organisation meets its building safety, statutory and regulatory obligations.

This is an excellent opportunity for a fire safety professional with strong project management experience, contractor management expertise and a sound understanding of social housing compliance requirements.

Key Responsibilities
  • Manage the delivery of major fire safety improvement and remediation programmes.
  • Oversee Employer's Agents, consultants, contractors and specialist suppliers to ensure successful project delivery.
  • Carry out fire safety surveys, inspections and quality assurance reviews across the property portfolio.
  • Provide technical advice on fire safety matters to senior management and operational teams.
  • Support the management of Higher Risk Buildings (HRBs) and associated fire safety obligations.
  • Help develop future fire safety investment programmes based on Fire Risk Assessments, surveys and compliance data.
  • Manage contracts, variations, valuations and contractor performance.
  • Ensure recommendations arising from Fire Risk Assessments, HHSRS inspections and other compliance reports are implemented and completed.
  • Maintain accurate asset and compliance records, ensuring systems remain up to date following fire safety works.
  • Monitor changes in legislation, regulation and industry best practice.
  • Work closely with Property Managers and operational teams to ensure building safety risks are appropriately managed.
  • Produce project reports, performance updates and financial information for senior management.
  • Support emergency response activity where required, including occasional out-of-hours attendance for significant incidents.
Essential Experience
  • Proven experience delivering complex fire safety projects and programmes.
  • Experience managing contractors, consultants and Employer's Agents.
  • Experience carrying out quality assurance inspections and site audits.
  • Strong project and budget management experience.
  • Experience working within social housing, supported housing, residential property or related sectors.
  • Experience working with residents and delivering excellent customer service.
  • Strong contract management and performance monitoring skills.
  • Excellent planning, organisation and stakeholder management abilities.
Essential Knowledge
  • Strong understanding of fire safety requirements within residential buildings.
  • Good knowledge of the Building Safety Act 2022, Fire Safety Act 2021, Regulatory Reform (Fire Safety) Order 2005 and related legislation.
  • Understanding of building safety compliance and fire risk management within housing environments.
  • Knowledge of fire safety remediation programmes including fire doors, compartmentation, fire stopping and related works.
  • Strong understanding of quality assurance processes and project governance.
Qualifications
  • Recognised qualification in Fire Safety, Building Safety or a related discipline.
  • NEBOSH Fire Safety, IFE qualification or similar professional certification.
  • Health & Safety qualification (NEBOSH, IOSH or equivalent) desirable.
  • Full UK Driving Licence and access to a vehicle.
