Job summary

Fawkes & Reece London are recruiting an experienced Fit Out Project Manager to lead a major commercial fit-out in Watford. The role is a long-term freelance contract with potential for repeat work on future schemes, delivering from pre-construction through to handover.

You will drive programme performance, manage client relationships, and work closely with the Construction Director and delivery teams to ensure safe, on-time delivery to high standards.

Qualifications

• Proven experience delivering commercial fit-out projects.
• Experience with Tier 1 Main Contractors is essential.
• Strong understanding of CAT A and CAT B fit-outs.
• Excellent leadership and stakeholder management skills.
• Ability to manage programmes, budgets, and project teams.
• SMSTS, CSCS, and First Aid qualifications preferred.
• Based within approximately one hour's commute of Watford.

• Take overall responsibility for the delivery of a major commercial fit-out project.
• Manage site teams, subcontractors, consultants and client stakeholders.
• Drive programme performance and ensure milestones are achieved.
• Oversee budgets, procurement, and commercial reporting.
• Ensure Health & Safety, quality and compliance standards are maintained.
• Lead client meetings and provide regular progress updates.
• Manage project risks and resolve technical and operational challenges.
• Coordinate project handover and client sign-off.

This Fit Out Project Manager role offers a long-term fixed-term freelance contract with the opportunity for repeat work on future schemes following successful delivery of the current project.

About the Role of Fit Out Project Manager

As Fit Out Project Manager, you will be responsible for leading the delivery of a major commercial fit-out project from pre-construction through to completion and handover. Working closely with the Construction Director, commercial team, and site management team, you will drive programme performance, manage client relationships, and ensure the project is delivered safely, on time, and to the highest standard.

This is an excellent opportunity for an experienced project manager looking to join a Tier 1 contractor with a strong pipeline of work across London and the Home Counties.

Taking overall responsibility for the successful delivery of a major commercial fit-out project

• Managing site teams, subcontractors, consultants, and client stakeholders
• Driving programme performance and ensuring key milestones are achieved
• Overseeing project budgets, procurement, and commercial reporting alongside the commercial team
• Ensuring Health & Safety, quality, and compliance standards are maintained throughout the project
• Leading client meetings and providing regular progress updates
• Managing project risks and resolving technical and operational challenges
• Coordinating project handover and successful client sign-off

Requirements for Fit Out Project Manager

Proven experience as a Project Manager delivering commercial fit-out projects

• Previous experience working for a Tier 1 Main Contractor is essential
• Strong understanding of CAT A and CAT B fit-out projects

• Ability to manage project programmes, budgets, and project teams effectively
