Serco is contracted to provide Total Facilities Management to the Defence Academy of the UK (DA). This prestigious establishment is responsible for post-graduate education and most of the command, staff, leadership, Defence management, acquisition, and technology training for members of the UK Armed Forces and MOD Civil Servants. Serco supports the DA as the MOD's primary link with UK universities and international military educational institutions.

Serco have an exciting new role as a Project Manager. The role requires a thorough understanding of the wider FM landscape, this will be a challenging role and requires an individual with the experience of managing projects from inception to completion, with values ranging from £1k to £5M.

Main Accountabilities:

• Manage capital and minor works projects.
• Price works and responsibility to deliver profitable budget in line with contract
• Lead Lifecycle Works and deliverables for the FM Contract including but not limited to: review of Lifecycle plans; provision of FM Co Asset Registers complete with life expectancies; estimates of cost of Lifecycle Works, identification & challenge to Lifecycle plans and preparation of the Annual Programme
• Full project ownership: successful project delivery will include full implementation from initiation through to hand-over and full recovery of costs
• Carry out periodic checks of progress against the contractors “look ahead” programme. Brief the Estates Operations team and PFI Project Co on progress or issues.
• On completion of installation / works, witness testing and prove of completion / operation; collate relevant documentation (test results, certificates, warranties, O&M manuals) required/issued by contractors.
• Work with the customer to gain a clear understanding of their business requirements and identify solutions to meet these needs ensuring that they are captured as an agreed statement of requirements.
• Ensure CAFM Explorer system is updated in a timely manner to show PPM when complete and remedial jobs raised if required. Proactively manage all reactive tasks in CAFM. Ensure proactive management of asset data in CAFM following asset removal or replacement.
• Be accountable for the correct management and filing of all project/works documentation, using existing systems such as SharePoint, CAFM and the Technical Library.
• Manage the delivery of works/projects from feasibility through to post-occupancy following the RIBA Plan of Works and Serco’s formal project management processes, including project governance and change control.
• Ensure works/projects are delivered in line with MOD processes, and meet all current building and MOD standards, obtaining relevant approvals where necessary, whilst meeting Serco’s requirements for buildability and maintenance requirements.

What you’ll need to do the role:

• A ONC/HNC/HND Building Services Engineering in either Mechanical, Electrical, Building Engineering or trade background.
• Project Management skills and working knowledge of Building Engineering Services projects with a Contractor.
• Management level qualification in H&S and Environment (e.g. SMSTS)
• A proven track record in leading large complex Projects with Strong Management and Leadership skills
• Experience of leading procurement supply chain reviews
• Experience of property standards (British Standards, SFG20, BSRIA etc.)
