Job summary

Cube Install Ltd in the United Kingdom is seeking a skilled Project Manager for reference across multiple live construction sites. You will own projects from handover through to completion, coordinating design, procurement, manufacturing, site installations and client communications.

You will read drawings, manage programmes, liaise with subcontractors, and ensure RAMS and safety compliance. Travel UK-wide and overnight stays will be required; a competitive package is offered.

Qualifications

  • Experience as a Project Manager within construction or related specialist environments.
  • Ability to manage design through manufacture and site installations.
  • Proficient in reading construction drawings and specifications.

Responsibilities

  • Take ownership of projects after handover from Sales/Estimating.
  • Review subcontract documentation, scope, drawings and programme requirements.
  • Identify risks, exclusions and potential scope gaps early on.
  • Develop and maintain project programmes, key dates and deliverables.
  • Coordinate design information, approvals and drawing release schedules.
  • Ensure timely information release for procurement and installation.
  • Liaise with factory/manufacturing teams on production priorities.
  • Plan and manage installation activities across multiple sites.
  • Attend pre-start, progress and coordination meetings with contractors.
  • Monitor progress and take corrective action as needed.
  • Communicate variations and additional works promptly to commercial.
  • Maintain records to protect contractual position.
  • Manage subcontract installers and labour resources.
  • Ensure RAMS, permits and health & safety docs are in place.
  • Monitor project costs, variations and final accounts with commercial.
  • Manage snagging, defects, and handover.
  • Provide regular project reporting on programme and risks.
  • Build strong client and main contractor relationships.

Job description

Key Responsibilities.
  1. Take ownership of projects following internal handover from Sales/Estimating.
  2. Review subcontract documentation, scope, drawings, specifications and programme requirements.
  3. Identify project risks, exclusions, design responsibilities and potential scope gaps at an early stage.
  4. Develop and maintain project programmes, key dates and deliverables.
  5. Coordinate design information, approvals, technical submissions and drawing releases schedules.
  6. Ensure information is released in sufficient time to meet procurement, manufacturing and installation requirements.
  7. Laise closely with the factory/manufacturing team regarding production requirements and priorities.
  8. Coordinate site surveys, dimensions and information required for manufacture.
  9. Plan and manage installation activities across multiple live construction sites.
  10. Attend pre-start, progress, design & coordination meetings with main contractors and clients.
  11. Monitor project progress against programme and take corrective action where required. (Being Proactive and 'NOT' reactive!)
  12. Ensure variations, delays, disruptions and additional works are identified and communicated promptly to the commercial team.
  13. Maintain appropriate records to protect the company's contractual and commercial position(s).
  14. Manage subcontract installers and ensure labour resources meet programme requirements.
  15. Ensure RAMS, permits, site requirements and Health & Safety documentation are in place before works commence.
  16. Work with the commercial team to monitor project costs, variations, applications and final accounts.
  17. Manage snagging, defects, completion and handover.
  18. Provide regular project reporting covering programme, commercial position, design status, manufacturing, installation, risks and actions.
  19. Build strong working relationships with clients and main contractors while protecting the interests of the business.
About You:

You will ideally have experience as a Project Manager within construction, specialist subcontracting, fit-out, interiors, joinery, washrooms, IPS, cubicles or a similar environment.

You should be:

  1. Commercially aware and confident working within subcontractor arrangements.
  2. Experienced in managing projects from design through manufacture and site installations.
  3. Able to read and understand construction drawings and specifications.
  4. Comfortable challenging unrealistic programmes or requirements.
  5. Experienced in dealing with main contractors, site managers and design teams.
  6. Able to manage multiple projects simultaneously.
  7. Highly organised with storing communication skills.
  8. Proactive in identifying risks before they become project issues.
  9. Comfortable working in fast paced/ high pressured SME environments where individuals are expected to take ownership.
  10. Competent with Microsoft Office and construction management systems.
Desirable:
  • SMSTS
  • CSCS (Black Managers Card.)
  • Construction related qualification.
  • Experience of IPS, washroom systems, cubicles, Fit-Out, joinery or specialist interiors.
  • Experience coordinating factory/manufacturing requirements with site programmes.
  • Understanding of subcontract notices, variations, extensions of time and change management.
