Job summary

Sphere Solutions is seeking an experienced Project Manager for a ground-up development in Northampton combining residential units and industrial spaces. You will oversee the full lifecycle from groundworks and offsite fabrication to final assembly and handover.

The role requires proven MMC/modular experience, work on mixed-use developments, and strong knowledge of UK Building Regulations, site logistics, and heavy lift planning. Commutable to Northampton site; SMSTS/CSCS/First Aid required.

Qualifications

• MMC/modular construction experience required
• Experience with mixed-use developments (residential/industrial) preferred
• Familiarity with UK Building Regulations, site logistics, and heavy lift planning
• SMSTS, CSCS Black Card, and First Aid certifications required
• Degree in Construction Management, Civil Engineering or equivalent; MCIOB preferred

Responsibilities

• Oversee end-to-end delivery from groundworks to handover for residential and industrial blocks.
• Manage budgets, track milestones, and ensure delivery on schedule within targets.
• Lead subcontractors and coordinate with offsite manufacturing for modular deliveries.
• Enforce safety and quality standards across onsite and offsite phases.
• Act as primary point of contact with clients, architects, engineers, and authorities in Northampton.

Job description

My client is seeking an experienced Project Manager to lead a ground-up development combining residential units and industrial spaces in Northampton. This role manages the full lifecycle- from groundworks and offsite fabrication through to final assembly, fit-out, and handover.

Key Responsibilities

• End-to-End Delivery: Oversee site preparation, module delivery logistics, crane operations, and assembly for both residential and industrial blocks.
• Commercial & Schedule Control: Manage project budgets, track milestones, and ensure delivery remains on schedule and within financial targets.
• Subcontractor & Supplier Management: Lead onsite trades and interface directly with offsite manufacturing facilities to coordinate timely modular deliveries.
• Quality & Safety: Enforce health and safety protocols, building control compliance, and quality checks across both offsite and onsite phases.
• Stakeholder Management: Act as the primary point of contact for clients, architects, structural engineers, and local authorities in Northampton.

Requirements

• Proven track record as a Project Manager delivering MMC (Modern Methods of Construction) / Modular build projects.
• Experience handling mixed-use developments (residential and/or industrial/commercial).
• Full understanding of UK Building Regulations, site logistics, and heavy lift planning.
• SMSTS, CSCS Black Card, and First Aid certifications.
• Degree in Construction Management, Civil Engineering, or equivalent experience (MCIOB preferred).
• Commutable to site in Northampton
