Two is seeking a Pre-Construction Manager to lead schemes from initial brief through to contract signature, owning the commercial position and client relationship. The role sits within the pre-construction phase, coordinating design outputs and ensuring deliverables align with the client’s budget.

Qualifications

• Proven pre-construction experience within construction or the wider built environment.
• Commercial background with estimating or QS focus.
• Strong commercial acumen and value engineering ability.
• Confident client-facing presenting solutions in person and online.
• Ability to coordinate designers without direct line authority.
• Strong knowledge of construction methods and regulations.
• Excellent project planning and programme management.
• Familiar with JCT contracts and Letters of Intent.

Responsabilités

• Take briefs from clients and conduct site surveys to define scope.
• Be the principal client contact through pre-construction to contract award.
• Produce cost plans, scopes, and value engineering options aligned to the budget.
• Coordinate design team outputs and maintain cost/design alignment as schemes develop.
• Produce indicative pre-construction and construction programmes for client and internal use.
• Prepare Licence to Alter packs for landlord approval.
• Engage supply chain for pricing, input and buildability; negotiate packages.
• Oversee Letters of Intent and JCT contracts through to signature.
• Support bid production and present proposals to clients in person and online.
• Produce RFIs and information requirements to price schemes accurately.
• Assess project risk and implement mitigation.
• Provide a coordinated handover to commercial and project delivery teams after contract signature.
