Job summary

Bigblue is seeking a Pre-Contracts Manager / Commercial Manager in Buckinghamshire. The role involves owning projects from tender and pre-construction through to final account, with a £10m+ contract value focus. You will lead commercial activities across pricing, procurement, and post-contract delivery.

The position requires a hands-on, commercially sharp leader who can coordinate with designers, site teams, and landlord clients on a daily basis, five days a week in office and live sites.

Qualifications

• Strong background in commercial office fit-out / Design & Build.
• Experience handling both pre-contract estimation and post-contract commercial delivery.
• Experience with high-value landlord-led schemes or multi-floor office transformations is advantageous.

Responsibilities

• Managing pre-contract pricing/tendering and post-contract commercial management for major office fit-out schemes up to £10m.
• Leading tender management, cost planning, and commercial proposals for large landlord multi-floor fit-out projects.
• Conducting procurement, negotiation, and package management across sub-contractor and supplier networks.
• Managing monthly valuations, variations, cost reporting, and cash flow forecasts during construction.
• Acting as main commercial contact for landlord clients, project managers, and external consultants.
• Identifying commercial risks and value-engineering opportunities early in pre-construction to optimise margins.
• Collaborating with design and operations teams to ensure delivery and financial clarity.
• Driving final account negotiations and settlements for profitability.

To support this growth, they are looking for a commercial lead who can own projects from initial tender and pre-construction right through to final account. The Role

You’ll be responsible for:

• Managing both pre-contract pricing/tendering and post-contract commercial management for major commercial office fit-out schemes up to £10m.
• Leading tender management, cost planning, and commercial proposals for large landlord multi-floor fit-out projects.
• Conducting detailed procurement, negotiation, and package management across sub-contractor and supplier networks.
• Managing monthly valuations, variations, cost reporting, and cash flow forecasts throughout the construction phase.
• Acting as the main commercial point of contact for landlord clients, project managers, and external consultants.
• Identifying commercial risks and value-engineering opportunities early in the pre-construction phase to optimize margins.
• Working closely with design and operational teams to ensure seamless project delivery and financial clarity.
• Driving final account negotiations and settlements to secure maximum profitability on all completed schemes.

What We're Looking For

Ideally, you'll have a strong background in commercial office fit-out / Design & Build with a proven track record handling both pre-contract estimation and post-contract commercial delivery. Experience dealing with high-value landlord-led schemes or multi-floor office transformations will be a major advantage.
