Job summary

Dudley Council's Housing and Property Team is recruiting Operations Managers to lead Property Maintenance across our residential and non-residential portfolio, overseeing responsive repairs, caretaking, facilities management, estates maintenance and waste services.

These are senior leadership roles requiring flexibility, strong governance and the ability to deliver across statutory and politically sensitive areas.

• Senior operational leadership experience in housing or property services.
• Ability to work flexibly outside standard office hours when required.
• Right to work in the UK (Dudley Council will verify eligibility).
• Experience with statutory responsibilities and politically sensitive environments is desirable.

• Lead a multidisciplinary team responsible for maintenance of the Council's properties (residential and non-residential).
• Oversee responsive repairs, caretaking, facilities management, estates maintenance and waste management.
• Provide strategic direction across housing and property services in line with Council transformation plans.

About the roles

The Housing and Property Team is recruiting Operations Managers to support the delivery of several key functions.

These are senior operational service leadership roles, operating across statutory services and areas that are high-profile, politically sensitive and emotive. Some services operate outside normal office hours, so successful candidates must be prepared to work flexibly when required.

Successful postholders will report to the Associate Director Acquisitions, Compliance & Maintenance and will provide oversight across a number of related service areas.

The Operations Manager of Property Maintenancewill lead a multidisciplinary team responsible for the maintenance of the Council's residential and non-residential properties, including:

• Responsive repairs and maintenance
• Caretaking
• Facilities management
• Estates maintenance services
• Waste management

These are not conventional 9-to-5 roles. The services include statutory responsibilities and functions that operate outside normal office hours. Successful candidates will therefore need to demonstrate the flexibility, resilience and leadership required to respond when operational demands require it.
