Job summary

Berkeley Living is seeking a pro-active maintenance operative to join our on-site teams at BTR schemes located in Kidbrooke & Hendon. Reporting directly to the General Managers, you will ensure an exceptional service is provided to all our residents.

You will diagnose issues, carry out reactive and preventative tasks, manage access for external contractors, maintain Yardi records, and help deliver a seamless living experience across two sites.

Qualifications

• Must have hands-on maintenance experience across trades (plumbing, carpentry, basic electrics).
• Strong problem-solving skills with practical, long-term solutions.
• Customer-focused approach with clear communication.
• Organised, proactive, and able to prioritise tasks to minimise downtime.
• Commitment to health, safety and sustainability practices.

Responsibilities

• Maintain and service on-site schemes to support resident move-ins and ongoing occupancy.
• Identify snags and defects; log them and coordinate with contractors.
• Fix basic issues (drains, lighting, plumbing, carpentry) and provide long-term fixes.
• Diagnose issues quickly and implement effective solutions.
• Coordinate access for external contractors and ensure work meets standards.
• Keep maintenance records up to date (including Yardi) and manage stock of spares.
• Oversee void units to ensure they are clean, safe and ready for new residents.
• Carry out scheduled preventative tasks (fire alarm testing, inspections).
• Assist on-site team with resident move-in/out and deliveries.
