Job summary

REAP RECRUITMENT LTD is seeking an experienced Building Manager to oversee day-to-day operations of a prominent multi-tenanted office building in Basingstoke. You will act as the on-site presence, coordinating maintenance, compliance and occupier relations.

The role is client-side with autonomy on site, offering a 35,000–40,000 GBP salary, Monday–Friday 8am–5pm, and no shift pattern as part of a stable, long-term position.

Qualifications

• Previous experience in building management or facilities management or a similar property-related role.
• Experience coordinating contractors and maintenance works.
• Good understanding of Health & Safety and building compliance.
• Familiarity with CAFM or other property/safety management systems (CAFM preferred).
• Strong IT skills, including Microsoft Office and online systems.
• Excellent communication and relationship-building with occupiers, contractors and stakeholders.
• Proactive, organised and able to work independently and see issues through to completion.
• Professional, approachable and customer-focused manner.

Responsibilities

• Take ownership of day-to-day operational management and presentation of the building.
• Be a visible and approachable point of contact for occupiers, contractors and stakeholders.
• Coordinate maintenance activity, raise and follow through works and ensure issues are resolved.
• Manage contractors on site, monitoring work, standards and safe working practices.
• Carry out regular building inspections, identifying maintenance, repair, presentation and compliance requirements.
• Maintain accurate building, statutory testing and compliance records.
• Support Health & Safety requirements and ensure relevant systems and documentation remain up to date.
• Ensure common areas and facilities are clean, safe and professionally presented.
• Build positive relationships with occupiers, responding to queries and keeping them informed.
• Liaise with the appointed agent around office viewings and presentation of vacant space.
• Work closely with wider Property and Facilities Management team, escalating significant issues where appropriate.
