Job description

Neighbourhood Manager with experience in delivering front-line customer-facing services, working with vulnerable people and community groups, and possessing excellent problem-solving and customer service skills is required to join our team at A2Dominion based in Staines upon Thames, Surrey.

SALARY: £34,285 - £36,089 per annum + Generous Benefits (see below)

LOCATION: Hybrid working: 2 days in the office in Staines (TW18), with the remaining time from home and site visits

JOB TYPE: Full-Time, Permanent

WORKING HOURS: 35 hours per week, Monday to Friday

PLEASE NOTE: Full UK driving licence and access to own vehicle for work use are essential

JOB OVERVIEW

We have a fantastic new opportunity for a Neighbourhood Manager with experience in delivering front-line customer services, working with vulnerable populations and community groups, and excellent problem-solving skills.

As the Neighbourhood Manager, you will be responsible for providing customer-led, high-quality neighbourhood management for a portfolio of residential and mixed-tenure buildings, fulfilling landlord obligations within regulatory requirements, and delivering excellent tenancy, building management, and customer service to residents.

You will act as a point of contact for residents, build relationships with internal and external stakeholders, and work with diverse tenants requiring additional support.

DUTIES

Your responsibilities will include:

  • Conducting regular estate inspections, maintaining accurate records, and addressing issues promptly
  • Ensuring buildings and systems comply with statutory obligations and fire safety standards
  • Collaborating with internal departments and external contractors on maintenance activities to ensure building safety
  • Engaging with residents regarding building safety and maintenance
  • Supporting residents in good housekeeping and fire safety practices, enforcing where appropriate
  • Developing and updating resident engagement strategies in line with regulations
  • Managing decants proactively from start to finish, including customer contact and cost management
  • Managing tenancies in accordance with policies and KPIs, handling issues like anti-social behaviour, disputes, safeguarding, hoarding, and breaches, including enforcement actions and signposting to support agencies
  • Investigating and resolving tenancy management queries, providing advice and guidance
  • Building relationships with stakeholders to support residents
  • Representing the organization at court, meetings, case conferences, forums, and evictions, as well as internal meetings
  • Challenging unacceptable behaviours and raising safety risks within buildings
  • Providing feedback on contractor performance issues
  • Ensuring strong financial performance through collaboration with the service charge team, including accurate estimates and management

CANDIDATE REQUIREMENTS

Essential

  • GCSEs or equivalent in Maths and English
  • Proficiency in Outlook, Word, and Excel
  • Experience in problem-solving for residents, including vulnerable groups
  • Experience delivering services to diverse customers
  • Excellent communication skills at all levels, capable of translating complex information for vulnerable customers
  • Strong IT skills, including data analysis and report presentation
  • Full Clean UK driving licence

Desirable

  • Experience or willingness to train in building construction, safety, fire safety, and building management
  • Experience or training in managing ASB cases, housing law, welfare benefits, financial inclusion, safeguarding, and wellbeing practices
