Job summary

A leading housing association is seeking a Neighbourhood Manager to deliver excellent neighbourhood management for residential buildings. The role involves ensuring compliance with safety standards, engaging with residents, and managing tenancies effectively. Neighbourhood Manager

Location: Staines

Salary: £34,285 - £36,089

Contract: Permanent - Full Time - 35 hours

Purpose

To deliver excellent, customer-led neighbourhood management for a portfolio of residential and mixed-tenure buildings, fulfilling landlord obligations within regulatory requirements, and providing high-quality tenancy and building management and customer service.

Key responsibilities/deliverables
  1. Complete regular estate inspections, maintain accurate records, and address issues promptly.
  2. Ensure buildings and systems comply with statutory obligations and fire safety standards.
  3. Collaborate with internal departments and external contractors on maintenance activities to ensure building safety.
  4. Engage with residents regarding building upkeep and safety measures.
  5. Support and enforce good housekeeping and fire safety practices among residents.
  6. Develop, implement, and update resident engagement strategies in compliance with regulations.
  7. Manage decants proactively, ensuring customer contact and cost management.
  8. Manage tenancies according to policies, addressing issues such as anti-social behaviour, disputes, safeguarding, hoarding, and breaches, with appropriate enforcement actions.
  9. Investigate and resolve tenancy management queries, offering advice and guidance.
  10. Build relationships with internal and external stakeholders to support residents.
  11. Represent A2Dominion at court, meetings, case conferences, forums, and evictions, and attend internal meetings related to buildings, tenancies, and residents.
  12. Challenge unacceptable behaviours and escalate safety risks as needed.
  13. Provide feedback on contractor performance issues.
  14. Collaborate with the service charge team to ensure accurate and transparent service charge estimates and effective block management.
Knowledge, skills, and competencies

Essential:

  • GCSEs or equivalent in Maths and English (Grades A*-C)
  • Proficiency in Outlook, Word, and Excel
  • Experience in problem-solving for residents, including vulnerable groups
  • Experience delivering services to diverse customers
  • Excellent communication skills, capable of translating complex information for vulnerable customers
  • Strong IT skills, data analysis, and reporting abilities
  • Full Clean UK driving license

Desirable:

  • Experience or willingness to train in building construction and safety, particularly fire safety
  • Experience or willingness to train in managing buildings, ASB cases, housing law, welfare benefits, and safeguarding practices
