Ad Warrior Ltd. in London is seeking an experienced multiskilled maintenance operative to join our onsite team, covering a portfolio of properties across London.

You will perform reactive day-to-day repairs and small projects, ensuring safety, compliance and tidy presentation for tenants. Based from our Stepney Green office, you will travel to sites, work on a 9:00-17:00 basis, Monday to Friday with one Saturday per month, and may operate a company vehicle for project work.

Formación

• Proven experience as a multiskilled tradesperson in residential property (HMO/social housing/private rent) is preferred.
• Strong skills in at least two core trades (carpentry/partitions, painting & decorating, basic plumbing, or basic electrical work).
• Full UK driving licence with confident manual driving, own vehicle and occasional company van acceptable.

Responsabilidades

• Carry out day-to-day reactive repairs at HMO properties across London, including carpentry, plumbing, minor electrical work, painting and decorating.
• Deliver small-scale projects such as building or altering partitions, refurbishments and garden works.
• Identify issues on site, propose solutions and complete works to a high standard with a right-first-time approach.
• Plan your day from office-issued job tickets and keep clear records (photos/notes) of work.
• Purchase materials under supervision, ensuring value for money and minimal wastage.
• Ensure all works comply with health and safety requirements and PPE usage.
• Respect tenants' homes and keep areas clean and tidy after works.
• Company vehicle will be provided for project work.

Multiskilled Maintenance Operative
Location: London

Hours:9:00-17:00, Monday to Friday, 1 Saturday per month

Place of work: Daily travel to properties across London.

Salary: Salary to change to £35,000 - £40,000 Depending on knowledge and experience.

1 Saturday per month is mandatory
Full UK manual driving licence (Category B or above), no more than 3 points — essential.

Candidate with immediate to short notice preferred, but not essential

Role summary

We are looking for an experienced, multiskilled maintenance operative to joinusinhouse team, looking after a portfolio of HMO properties across London.

Basedfromour Stepney Green office, you will work on both reactive daytoday maintenance and small projects such as partitions,refurbishmentsand garden works, ensuring our properties are safe, compliant and wellpresented for our tenants.

Key responsibilities

• Carry out daytoday reactive repairs at HMO properties across all London boroughs, including basic carpentry, minor plumbing, minor electrical (nonnotifiable), painting and decorating.
• Deliver small-scale projects such as building or altering stud partitions, general remedials works such as refurbishments and minor remedial works: quick fixes and tiling, cosmetic updates, flooringrepairsand garden/grounds maintenance whererequired.
• Identify issues on site, propose practical solutions and complete works to a high standard with a “right first time” approach.
• Work from job tickets issued by the office, plan your day efficiently, and keep clear records (photos/notes) of work completed.
• Purchase necessary materials under company supervision and monitoring: in line with our procedures, ensuring value for money and minimal wastage.
• Ensure all workscomply withrelevant health and safety requirements, including safe use of tools, working at height and use of PPE.
• Respect tenants' homes, communicate politely and professionally, and ensure areas are left clean and tidy after works.
• A company vehicle will be provided for specific projects: with safe driving and basic vehicle responsibilities.

Essential requirements

• Proven experience as a multiskilled tradesperson, maintenanceoperativeorhandypersonin residential property (HMO, socialhousingorprivate rent sectorexperience an advantage).
• Strong skills in at least two core trades such as carpentry/partitions, painting and decorating, basic plumbing, or basic electrical work (nonnotifiable tasks such as changing fittings).
• Full UK driving licence and confident driving a manual vehicle (both own vehicle and occasional company van).
• Ability to work independently, manage your own workload andmaintainhigh work quality without close supervision.
• Good communicationskills and a professional approach when dealing with tenants,colleaguesand suppliers.
• Right to work in the UK - we cannot sponsor for this role.

Desirable

• Experience working within HMO properties, student lets or other multioccupancy housing.
• Any relevant qualifications (e.g. NVQ in a core trade, basic electrical, H&S certificates).
• Experience with basic IT or mobile apps for receiving jobs and uploading photos/notes.
