General Summary

Under the supervision of the Maintenance Supervisor, the Maintenance Technician is responsible for maintenance and repairs at an apartment community.

Essential Duties and Responsibilities

• Prepare units for new move-ins.
• Perform grounds work such as cleanup, blowing breezeways, and light landscaping.
• Coordinate with Maintenance Supervisor on projects and work orders.
• Perform minor electrical repairs, including replacing fixtures, bulbs, and outlets.
• Perform minor plumbing repairs, such as fixing leaks and unclogging drains.
• Handle minor painting, carpentry, and masonry tasks.
• Maintain, repair, and replace HVAC systems, with proper certification.
• Diagnose issues, replace parts, and test systems.
• Schedule and perform preventative maintenance.
• Read manuals and perform required maintenance.
• Respond to emergency situations during and after hours.
• Work flexible hours as needed.
• Maintain safety standards and clean work areas.
• Perform other tasks as assigned.
