To contribute to an exceptional resident experience through the provision of a high standard of repairs and maintenance tasks, response time and quality of service and communication. To inspect and diagnose faults and repairs in addition to undertaking minor day to day repairs and decoration to the building and properties grounds and equipment.
Key Role Responsibilities
- Work as part of a friendly and supportive team playing a vital role in delivering a high level of service to Mylo residents.
- Communicate effectively with customers, clients and colleagues, demonstrating a clear understanding of the issue and using initiative to respond accordingly within agreed timelines
- Support the efficient turnaround of apartments to a high standard, including painting and decorating, bathroom works (e.g. re-grouting, mastic application), appliance checks, and basic HVAC and system testing to ensure apartments are ready for occupancy
- Moving furniture and heavy items between units on site as required
- Managing the maintenance inbox, ensuring resident requests are acknowledged promptly, appointments are scheduled efficiently, and all communications are handled in a professional and timely manner
- Contributes to the success of the turnover process to prepare for the following leasing and new check-ins cycle by managing and ensuring completion of the pre-move out inspections.
- Maintain a focus on delivering services within agreed budgetary & resource parameters
- Originates and submits purchase orders and processes invoices from vendors, contractors and service providers for payment.
- Ensure work orders are created, updated as required and closed when job is completed. Reviewed weekly.
- Administer all property maintenance & records in accordance with Greystar policies & procedures
- Maintains adequate inventory of spare parts and maintenance materials and works with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
- Undertake repair and maintenance tasks to a high-quality including plumbing; joinery and carpentry; painting/decorating; maintenance of lighting and; required statutory testing
- Understand and respond to health and safety matters in an appropriate & timely manner
- Ensure all common parts of the site including refuse and recycling facilities are frequently inspected and maintained to the highest standards of repair & cleanliness.
- Ensure daily building walks are completed and meet H&S requirements. Issues reported and resolved.
- Monitor Contractors performance and retain accurate records of their site operations ensuring all relevant RAMS & Permits to Work are received and all procedures set by Greystar are communicated and followed, keys are signed for and returned, all relevant documents are completed.
- To respond to calls outside office hours on on-call rota basis which cannot be resolved without a presence on site referring to appropriate contractors as necessary.
- Highlight and assist with the management of any community works.
- Ensure weekly PPM’s and annual checks are carried out for their statutory insurance and qualifications.
- Ensure all inventory related checks/works are carried out and associated charges communicated to the relevant people in the team.
- Carry out weekly/monthly/yearly testing as required across portfolio also communal areas in Haydn Tower
- Practices proper safety techniques in accordance with Company and safe systems of work guidelines
- Report any incidents or accidents to the Property Manager using the correct system and documentation
- Manage & maintain all statutory testing records, utilizing other team members where appropriate.
- Review site risk assessments as required.
- Seeks to maximise efficiency of utilities. Ensuring systems are switched off in vacant apartments to reduce to usage.
- PPM’s are completed weekly in all vacant apartments
About You
- A reasonable level of general education to O ’Level/ GCSE level or equivalent with demonstrable written and numerical skills.
- Awareness of H&S requirements onsite
- Continually strives to improve knowledge, skills and abilities to produce the best results
- A recognised trade qualification, Building Crafts Operative Certificate, City and Guilds or NVQ relevant to undertaking repairs and maintenance in a residential building is essential
- Experience in Decorating
Experience & Skills
- Experience of undertaking repairs and maintenance in a domestic residential environment or as a general builder /residential construction in the following trades; plumber, electrician or carpenter
- Fluent English verbal and written communication skills
- Ability to effectively manage own workload by scheduling appointments and required works, demonstrating strong organisational skills, the ability to multitask, and prioritise tasks to ensure timely and efficient service delivery
- Helpful, friendly personality with effective communication skills behaving in a professional, courteous and helpful manner towards colleagues and residents at all times
- Good team player with strong relationship building and influencing skills
- Positive approach and ability to work with little supervision
- Ability to determine cost effective solutions to repairs
- Numerical skills necessary to complete the above activities
