Job summary

Bupa’s Clare House in Uxbridge is seeking a Maintenance Operative on a bank/float basis to keep facilities fully functional. You will maintain heating, electrical and plumbing systems, ensure safety compliance, and support environmental health standards within the care home.

Role requires practical maintenance experience and a full driving licence. You may assist with regional maintenance tasks and refurbishment projects as needed.

Qualifications

• A good understanding of building services including heating, hot and cold-water distribution, ventilation, electrical distribution and plumbing.
• Awareness of statutory requirements and compliance.
• Experience with planned maintenance systems and record keeping.
• Full driving licence is required.
• Ability to work in a multi-disciplinary team.
• Computer literate and customer service oriented.

Responsibilities

• Ensure health and safety and compliance checks using digital systems as directed by SOPs and compliance tools.
• Action and close tasks assigned by Maintenance Manager or home as shown in systems.
• Maintain safety and cleanliness to satisfy Env Health, Fire Authority and Legionella requirements.
• Complete maintenance and repair tasks to high standards with value for money.
• Document and act on residents’ personal space preferences.
• Report defects, obtain quotes, and manage repairs with approved contractors.
• Report irreparable defects to Home Manager or Property/Maintenance Manager.
• Assist with refurbishment and capex programs with minimal disruption.
• Ensure tools/equipment are maintained and secured.
• Aid induction of new staff on emergency exits and evacuation procedures.
• May provide regional maintenance support within 1 hour of the home.

Job Description: Maintenance Operative - Bank Location: Clare House. Harefield Road, Uxbridge. UB8 1PP Contract: Bank Salary: Up to £17.05 per hour dependent on experience CQC rating: Good Carehome.co.uk rating: 9.5 / 10 Clare House provides nursing, residential, convalescence and respite care, both short and long term. The majority of bedrooms are en-suite. At Clare House, staff take great care to focus on the person. The home has good transport links with a regular bus route stopping directly outside the home, not to mention easy access to the M40. Enjoying food is an important part of life. Soon after a resident arrives at Clare House, staff discuss their personal preferences and dietary needs with them. There’s a real sense of community at Clare House. As a Maintenance Operative, your primary responsibility will be ensuring that our facilities remain fully functional. You will maintain buildings and equipment effectively while complying with all relevant Bupa Standard Operating Procedures, legislation, and industry best practices. Your role is crucial in ensuring our accommodation meets Bupa’s cultural and brand values.

• Ensuring that all health and safety and compliance checks are carried out using the provided digital systems as per the timescales directed by Bupa Standard Operating Procedures and by Bupa compliance management tools and software.
• Action and close any tasks attributed to the Maintenance Manager or home highlighted on Bupa compliance management tools and software.
• Ensure that safety and cleanliness within the care home and grounds is to the satisfaction of Environmental Health, local Fire Authority requirements, Legionella Risk Assessment requirements and Health & Safety regulations etc.
• Ensure that all necessary maintenance and repair tasks are completed to a high standard, in a timely manner and offer value for money whilst ensuring internal decoration continues to meet the organisations vision regarding first impressions.
• Ensure regular review of residents’ preferences in relation to their personal space is documented and actioned.
• Report defects, obtain quotes and manage repairs using Bupa approved contractors, complying at all times with Bupa’s Standard Operating Procedures.
• Report irreparable defects to Home Manager or Property/Maintenance Manager as appropriate.
• Manage Care Home elements of any refurbishment programme and capex programme of works ensuring minimal disruption to residents, visitors and staff.
• Ensure that all tools and equipment are maintained and safely secured at all times.
• Assist with induction of new colleagues with regard to the operation of emergency exits, fire points and evacuation procedures, keeping a record of all instructions given as required by the Home Manager, especially where the use of equipment is involved.
• Although you will be located within a home there may be a requirement to provide maintenance support to a local Care Homes within a reasonable distance (no more than 1hr from normal place of work) as and when required to provide a comprehensive regional maintenance support.

Key Skills / Qualifications needed for this role:

• A good understanding of building services including, heating, hot and cold-water distribution, ventilation, electrical distribution, and plumbing
• Sound understanding of building fabric and its maintenance
• Practical experience of planned maintenance systems and record keeping
• Knowledge of relevant statutory requirements and experience of compliance
• A full driving licence
• A building/electrical/plumbing qualification (City & Guilds, BTEC, ONC, HNC etc) or a minimum of 3 years hand on experience in property maintenance and general repairs where possible
• Ability to work as part of a multi-disciplinary team
• Computer literate
• Good Customer service skills
• Be flexible to meet changing demands within the care home
• Practical ability and experience in painting and decorating
