As a Maintenance Operative, you will be responsible for delivering the best experience to our customers by providing a proactive and responsive repair and maintenance service, ensuring that faults and maintenance requests within the accommodation are dealt with in a timely manner.
Duties and Responsibilities
- Undertake repair and maintenance tasks to a high standard, including plumbing, joinery, electricals, painting, and decorating, supervising subcontractors when necessary.
- Carry out and close reactive maintenance jobs promptly and to high quality.
- Ensure high levels of maintenance and cleanliness for residents.
- Respond promptly to health and safety issues.
- Maintain all maintenance and health & safety records.
- Perform PPM checks (e.g., emergency lighting, fire alarm).
- Assist with daily health and safety visual checks.
- Support risk assessments and monitoring.
- Escalate safety, welfare, and security concerns to the Line Manager.
- Carry out redecoration and repairs in apartments and communal areas.
- Identify potential future work areas.
- Complete paperwork and procedures per company policy.
- Escort contractors on site.
- Conduct building audits for safety and compliance.
- Assist with inspections and maintenance tasks related to tenancy end and periodic checks.
- Prepare apartments for new tenants.
- Support CapEx improvement works.
- Respond to emergencies and urgent issues as part of a call-out rota.
- Manage and meet KPIs set by the line manager.
- Coordinate with management for amenity space preparation for events.
Attributes & Skills
- Experience in domestic electrical, plumbing, or general maintenance is advantageous.
- Relevant qualifications in plumbing, joinery, or electrical systems are beneficial.
- Understanding of health & safety legislation.
- Experience in building mobilization is a plus.
- Well-organized with problem-solving skills, able to work under pressure.
- Ability to meet deadlines and ensure quality.
- Team player with good communication skills.
- Attention to detail and ownership of tasks.
- Professional, confident, and outgoing presentation.
- Excellent verbal and written English skills.
Hours of Work
- 40 hours per week
- Monday – Friday, with 1 Saturday in 5 on a rota basis
