Job summary

ibis London Heathrow Airport, part of the Accor network, is seeking a Maintenance Manager to lead the hotel’s facilities, equipment and infrastructure to the highest standards. You will guide the maintenance team, drive preventative programs and deliver safe, efficient operations while supporting sustainability initiatives.

You will manage budgets, external contractors and compliance, delivering reliable service and guest comfort.

Qualifications

  • Experience as Maintenance Manager or senior maintenance leader.
  • Strong knowledge of building systems (HVAC, electrical, plumbing, fire safety).
  • Experience managing maintenance teams, rota planning and staff development.
  • Budgeting, cost-control and project management skills.

Responsibilities

  • Lead maintenance team through coaching, training and performance management.
  • Plan and manage team rotas for all shifts, weekends and holidays.
  • Oversee preventive maintenance schedules and repairs.
  • Ensure hotel plant and equipment operate safely and efficiently.
  • Manage contractor relationships and budgets for external works.
  • Drive sustainability and energy-efficiency initiatives across facilities.
  • Monitor energy usage and optimise heating, cooling, lighting and water systems.
  • Ensure health and safety legislation and policies are followed.
  • Maintain records, compliance docs and certifications.
  • Collaborate with other departments to minimise disruption and maximise guest satisfaction.

Job Description

Maintenance Manager

As Maintenance Manager, you will be responsible for ensuring the hotel's facilities, equipment, and infrastructure are maintained to the highest standards, providing a safe, comfortable, and well-presented environment for guests and employees. You will lead the maintenance team, oversee daily operations, manage preventative maintenance programmes, drive sustainability and energy-efficiency initiatives, and ensure full compliance with health and safety requirements while supporting the overall operational success of the hotel.

Key Responsibilities:

  • Lead, motivate, and develop the maintenance team through effective coaching, training, and performance management.
  • Plan and manage team rotas to ensure appropriate coverage across all shifts, weekends, and holiday periods.
  • Oversee the completion of planned preventative maintenance schedules and reactive repairs.
  • Ensure all hotel plant, machinery, equipment, and guest facilities are operating efficiently and safely.
  • Manage contractor relationships, ensuring external works are completed to agreed standards and within budget.
  • Monitor maintenance costs, control departmental expenditure, and support budget planning.
  • Drive sustainability initiatives and energy-management programmes, identifying opportunities to reduce utility consumption, improve operational efficiency, and support environmental objectives.
  • Monitor energy usage and implement measures to optimise performance across heating, ventilation, air conditioning, lighting, and water systems.
  • Ensure full compliance with health and safety legislation, fire safety regulations, and company policies.
  • Conduct regular property inspections, identifying maintenance needs and implementing corrective actions promptly.
  • Support refurbishment projects, capital expenditure plans, and continuous improvement initiatives.
  • Maintain accurate maintenance records, compliance documentation, energy-monitoring data, and statutory certifications.
  • Collaborate closely with all hotel departments to minimise operational disruption and maximise guest satisfaction.
  • Respond promptly to emergency maintenance issues and provide practical solutions to operational challenges.

The ideal candidate will be a hands-on leader with strong technical knowledge, excellent organisational skills, and a proactive approach to team development, sustainability, problem-solving, and maintaining high operational standards.

Qualifications

Qualifications & Experience

  • Proven experience in a Maintenance Manager or senior maintenance leadership role.
  • Relevant qualification in Engineering, Electrical, Mechanical, Building Services, or a related field.
  • Strong knowledge of building systems, including HVAC, electrical, plumbing, and fire safety.
  • Experience managing maintenance teams, including rota planning and staff development.
  • Good understanding of health & safety legislation and statutory compliance requirements.
  • Experience managing contractors and supplier relationships.
  • Strong budgeting, cost-control, and project management skills.
  • Experience driving sustainability and energy-efficiency initiatives.
  • Proficiency in maintenance management systems and Microsoft Office applications.
  • Excellent organisational, communication, and problem-solving skills.
