THE ROLE
What's the role about?

You are the Assistant Maintenance Manager at LSA. You anchor the physical presentation, asset functionality, and safety standards of our entire building and facilities. This role isn't about managing solely from a laptop or hiding in a workshop; it is about taking raw ownership of the property, managing reactive repairs with respect, and ensuring that every maintenance task is completed with consistent, unhurried care.

Your work has a direct, visible impact on how people live, sleep, and experience our spaces. You drive the daily and weekly rhythm of the department, from optimizing team tasks and executing planned preventative maintenance (PPM) schedules to maintaining strict health, safety, and building compliance controls. When a guest tests the facilities in their room, walks through our communal areas, or interacts with our building systems, they instantly notice the seamless functionality behind the environment. You are the person who ensures that the baseline of building quality is hit across every single floor and shift.

Your day is active, physical, and team-focused. While you handle the operational planning, compliance logs, and parts inventory, you lead primarily from the floor, supporting your maintenance technicians, auditing completed repair work, tracking contractor deliveries, and keeping communication flowing cleanly between the maintenance team, front of house, and housekeeping. You balance the fast pace of high-occupancy turnaround windows with clear, calm direction, ensuring the department operates efficiently while your team feels steady, clear on their targets, and supported through the daily rush.

This role gives back the satisfaction of running a complex engineering and asset machine that works. You will strengthen your practical leadership, asset lifecycle management, and cost-control logistics within a team that relies on straight talking and trust. What You'll Do
On a good day, you might…
  • Start the day reviewing the overnight maintenance log and guest maintenance requests, refining weekly team rotas, approving plant or tool orders, and aligning with the technicians on the day's priority jobs before the team heads out.
  • Lead from the floor, maintaining an active presence alongside your team during complex repairs or peak turnaround windows, stepping in to support technicians, clear technical bottlenecks, and keep the maintenance rhythm steady and calm.
  • Ensure high standards across the building by personally auditing completed repair work, monitoring plant room conditions, and making sure all health and safety compliance, risk assessments, and safe working protocols run with complete care.
  • Support and develop your maintenance team throughout the week, offering constructive feedback on technical execution, conducting regular check-ins, and helping junior technicians build diagnostic efficiency and confidence in their work.
  • Keep communication flowing seamlessly across the property, bridging operations between maintenance, housekeeping, and the front desk regarding room asset status, out-of-order rooms, and urgent public area repairs so nothing gets missed.
  • Notice and act on departmental performance quickly, tracking utility and energy patterns, monitoring job completion times, and correcting repair or compliance log errors transparently before they impact a guest's comfort.
  • Stay one step ahead, analyzing stock inventory levels for critical spare parts, managing repair-and-maintenance (R&M) budgets, and planning upcoming Planned Preventative Maintenance (PPM) or external contractor schedules to ensure the property is always prepared to maintain standards.

  • Confidence in managing department logistics and costs, including labor resource optimization, technician tool/productivity targets, and repair-and-maintenance (R&M) material budgets, while supporting your team and maintaining quality.
  • A reliable, methodical approach, someone with a sharp eye for the small details in asset performance, structural finish, and plant room upkeep, keeping a calm, steady department rhythm during high-occupancy or turnaround windows.
  • Strong communication and leadership skills, with a natural ability to coach, train, and motivate a team of technicians, pass on technical performance feedback constructively, and unite the maintenance, housekeeping, and front desk teams.
  • A proactive mindset, someone who takes full ownership of the physical property, spots structural weaknesses or plant equipment bottlenecks early, and steps in with practical, long-term technical solutions before it impacts a guest's stay.
  • Extensive experience managing building health and safety compliance, organizing critical spare parts inventory, and supervising external specialist contractors is essential, but responsibility, organizational drive, and genuine pride in team development matter most.
