Job summary

1st Step Solutions Ltd is recruiting a Senior MEP Quantity Surveyor to join the client’s commercial team on a £100m+ laboratory and research facilities project based in Bracknell. This permanent role offers a senior position in a live environment, with a clear path to lead commercial activity across multiple refurbishment works.

Responsibilities

• Lead the commercial management of MEP works, including procurement, cost reporting, and contract administration.
• Measure and value works on site and from drawings for valuations, variations, and final accounts.
• Submit Cost Value Reconciliations and prepare cost to complete.
• Manage cash and maximise cash generation.
• Prepare cash flow and turnover forecasts; prepare CVRs and subcontract liability reports.
• Prepare, negotiate, and agree subcontractor and supplier accounts.
• Ensure compliance with contract terms (JCT Design and Build) and governance.
• Build strong relationships with clients, supply chain partners, and internal stakeholders.

Required: Senior MEP Quantity Surveyor (Project based)

Employment: Permanent

Salary: c. £95k

1st Project Location: Bracknell

Project: £100m laboratory, digital, and research facilities

Project completion: 2028, you'll then move onto other project after this one completes

Office Locations: Bristol or London

This is an excellent opportunity to take a leading commercial role on a high-profile project with an established team, delivering multiple refurbishment and construction works across a complex, live environment.

What you’ll be doing

• Leading the commercial management of MEP works, including procurement, cost reporting, and contract administration

What we’re looking for

• Extensive experience in commercial management and procurement of subcontractors
• M&E subcontracting background essential
• Sound knowledge of JCT Design and Build Conditions of Contract, gained working for an M&E subcontractor
• Proven track record in cost control, reporting, subcontractor management, and change management
• Excellent team player who can also work independently, with strong time management under tight deadlines
• Excellent negotiation, analytical, and communication skills
• Experience in live, operational environments (e.g. aviation, healthcare) advantageous

Qualifications

• Professional qualification (HNC/HND/Degree/Diploma or equivalent)
• RICS Chartership (or working towards) highly desirable
• Previous experience on complex MEP projects desirable
• Experience of collaborative working approach desirable
• CSCS card (relevant category)
