Job summary

QED Property Management Ltd. is seeking a Lettings Property Manager for our Manchester office, with some flexibility for remote work. You will manage a portfolio of residential properties, ensuring resident satisfaction, overseeing new lets and renewals, and supervising maintenance and repairs.

The role requires experience in full 360 lettings, handling notices, and strong communication. ARLA-qualified candidates or those starting studies are preferred, with a clean UK driving licence and right

Qualifications

• Experience and a strong track record in lettings within a full 360 property role.
• Experience serving S8, S13 and S47/48 notices.
• Excellent verbal and written communication skills.
• Ability to build and maintain strong relationships with residents, contractors and suppliers.
• Organised, proactive, and able to manage risk and resolve disputes.

Responsibilities

• Look after a portfolio of properties and oversee day-to-day lettings.
• Handle landlord and tenant enquiries and maintain relationships with residents and contractors.
• Oversee maintenance, renewals, deposits, legal matters, re-lets, portfolio income and growth.
• Coordinate tenancy arrears with the credit control department.
• Manage move-in and move-out processes; conduct safety checks when due.

The role

Role overview

The Lettings Property Manager is a full-time role based at our Manchester office, with some flexibility for remote work. You'll manage the day-to-day lettings of a portfolio of residential properties, ensuring resident satisfaction, overseeing new lets and renewals and supervising property maintenance and repair work.

What you'll do

Key responsibilities

• Looking after a portfolio of properties
• Dealing with all landlord and tenant enquiries relating to your property portfolio and building solid relationships alongside
• Responsible for all maintenance, renewals, deposits, legal matters, re-lets, portfolio income and portfolio growth
• Liaise with the credit control department on tenancy arrears
• Managing the move-in and move-out processes
• Undertaking all safety certificates as and when they become due, such as gas safety checks, electrical checks etc.

What we're looking for

Skills & requirements

• Experience and a strong track record in lettings in a full 360 property role
• Experience serving S8, S13 and S47/48 notices
• Excellent verbal and written communication skills
• Proven ability to build and maintain strong relationships with residents, contractors and suppliers
• Assured under pressure, in particular when liaising with residents, colleagues and contractors
• Strong organisational and multitasking skills
• Sound judgement and the ability to think proactively and creatively to manage and mitigate risk and resolve disputes
• Ideally ARLA-qualified, or someone who has started their studies
• Experience with property management software and IT systems
• Knowledge of health and safety regulations and procedures
• A clean UK driving licence
• Must have the legal right to work in the United Kingdom
