Job summary

Darlows Estate Agents, Merthyr Tydfil, is seeking a Lettings Branch Manager to lead the lettings team, grow the business and deliver outstanding service to landlords and tenants. You will drive performance, coach the team and manage key relationships while upholding compliance and high service standards.

The role offers a strong earnings package with on-target earnings over £50,000, a £20,000–£32,000 base and a company car, plus progression opportunities within Spicerhaart.

Qualifications

• Minimum 2 years’ experience within residential lettings at a senior level or higher.
• Strong communication, leadership and customer service skills.
• Ability to develop business plans and manage high-volume workloads.

Responsibilities

• Lead daily meetings with the Lettings team and coach performance.
• Develop and progress team members and generate new business.
• Maintain strong landlord and tenant relationships and coordinate viewings.

A day in the life of a Lettings Branch Manager

• Leading daily meetings with the Lettings team
• Coaching the team to achieve KPI’s
• Monitoring and assessing individual team member performance (Including but not limited to conducting one-to-one meetings)
• Encourage your teams development and progression
• Strong focus on generating new and repeat business
• Developing and maintaining strong relationships with Landlords and Tenants
• Liaising with Tenants and arranging property viewings in line with their needs
• Negotiating offers and agreeing new tenancies
• Ensuring the business is risk-averse and following the highest compliance standards for all regulatory bodies.

Essential Skills of a Lettings Branch Manager

• Full UK Driving Licence for a manual vehicle
• Minimum of 2 years’ experience within residential lettings at a Senior Negotiator position or higher
• Works well with others to create a team spirit and an enjoyable working environment.
• Demonstrates an ability to communicate effectively with and create trusting relationships with customers, suppliers, communities and each other
• The ability to create and action business plans relevant to your branch
• The ability to monitor and assess performance of local competitors
• A strong understanding of current legislation related to Residential Lettings
• Ability to manage time sensitive and high volume workloads
• A reputation for delivering outstanding customer service
• Ability to work under own initiative
• Good telephone manner
• Strong IT skills (Basic Microsoft Packages)
• Attention to detail
