Job summary

Leading Property Managing Agent in Leeds City Centre is seeking an experienced Building Manager to oversee the daily operations of a prominent commercial office building. You will act as the primary contact for occupiers, contractors and stakeholders, ensuring the asset is well maintained and runs efficiently.

Qualifications

• Previous experience as a Building Manager, Facilities Manager or in a similar commercial property management role.
• Experience managing multi-let commercial office buildings, ideally within a Managing Agent environment.
• A good understanding of hard and soft FM services, building maintenance and contractor management.
• Experience preparing or managing service charge budgets.
• Knowledge of H&S legislation and statutory building compliance.
• Strong communication skills and experience working directly with commercial occupiers and clients.
• An IOSH or NEBOSH qualification would be advantageous.

Responsibilities

• Overseeing the day-to-day operation of the building, acting as the main point of contact for occupiers, contractors and stakeholders.
• Managing hard and soft service contractors, including M&E, Cleaning, Security and other specialist providers.
• Preparing, managing and monitoring service charge budgets, ensuring expenditure is controlled and services deliver value for money.
• Overseeing H&S and statutory compliance, including risk assessments, building inspections, audits and remedial actions.
• Coordinating planned preventative maintenance, reactive works and building improvement projects.
• Managing contractor performance, conducting regular service reviews and ensuring agreed KPIs and SLAs are achieved.
• Supporting tenant fit-outs, refurbishment works and other projects within the building.
• Developing relationships with occupiers and ensuring a positive customer experience.
