Job summary

Cobalt Recruitment is seeking an experienced Building Manager for a Grade A commercial office building in Leeds City Centre. You will own day-to-day operations, oversee facilities services and manage occupier relationships to deliver an exceptional experience.

The role ensures strict Health & Safety compliance, efficient building operations and proactive improvement across ESG initiatives, with a professional occupier base and a supportive management structure.

Qualifications

• Experience in commercial property management or facilities management.
• Strong knowledge of Health & Safety and statutory compliance.
• Experience overseeing hard and soft FM services and contractors.
• Understanding of service charge budgeting and operational expenditure.

Responsibilities

• Take day-to-day operational management of a prime, multi-tenanted commercial office building.
• Be the primary point of contact for occupiers, delivering an exceptional customer experience.
• Ensure compliance with Health & Safety legislation and statutory requirements.
• Oversee hard and soft FM services and contractor performance against KPIs and SLAs.
• Manage planned preventative maintenance, reactive works and building inspections.
• Contribute to service charge budgeting, expenditure monitoring and reporting.
• Coordinate improvement works, refurbishments and fit-outs as required.
• Maintain compliance records, risk assessments and contractor documentation.
• Drive initiatives to improve ESG performance and efficiency.
• Identify opportunities to enhance occupier satisfaction and building presentation.
• Build relationships with clients, tenants, service partners and stakeholders.
