Job summary

RGB Recruitment is seeking a Senior Quantity Surveyor (or capable Project QS) for a site-based role in Cornwall, overseeing 2–3 housing projects at different build stages.

Qualifications

• Proven experience as a senior or project QS in residential development or housing.
• Strong background in QS, commercial management and contract administration.
• Experience managing multiple projects and coordinating stakeholders.
• Excellent knowledge of procurement, valuations, cost reporting and financial controls.
• Strong negotiation, communication and leadership skills.

Responsibilities

• Attend design, pre-start and project meetings to identify risks, opportunities and costs.
• Review contracts, drawings and specs to identify errors and cost exposures.
• Manage procurement, tenders, subcontractor selection, negotiations and orders.
• Collaborate with internal departments to input throughout the project lifecycle.
• Prepare budgets, cost plans, tender analyses and forecasts.
• Negotiate subcontracts, manage variations and final accounts.
• Monitor costs, cash flow, valuations and financial performance to keep projects within budget.
• Produce monthly commercial reporting including CVRs and margin analysis.
• Manage subcontractor payments, retention releases and compliance.
• Identify contractual risks including extensions of time, claims and notices.
• Support value engineering to maximise profitability.
• Oversee project close-out, final accounts and site closures.
