Job summary

RGB Recruitment is seeking a Senior Quantity Surveyor for a permanent, site-based role in Cornwall. The successful candidate will manage the commercial aspects of mixed tenure housing projects, attend meetings to assess risks and costs, and oversee procurement and contract administration to maximise profitability.

Experience in housing or general construction is preferred, with a track record of delivering cost controls, budgets and monthly reporting.

Responsibilities

  • Attend design, pre-start and project meetings, identifying commercial risks, opportunities and cost implications.
  • Review contract documentation, drawings and specifications to identify errors, omissions and potential cost exposures.
  • Manage procurement activities, including tender enquiries, subcontractor selection, negotiations and order placement.
  • Work closely with internal departments to provide input throughout the project lifecycle.
  • Prepare budgets, cost plans, tender analysis and construction cost forecasts.
  • Negotiate subcontract packages, manage variations and agree final accounts.
  • Monitor project costs, cash flow, valuations and financial performance, ensuring projects remain within budget and forecast targets.
  • Produce monthly commercial reporting including CVRs, margin analysis, cash flow forecasts and cost-to-complete reporting.
  • Manage subcontractor payments, retention releases and contractual compliance in line with industry legislation and company procedures.
  • Identify and manage contractual risks, including extensions of time, loss and expense claims, payment disputes and legal notifications.
  • Support value engineering initiatives and provide commercial advice to maximise project profitability.
  • Oversee project close-out activities, including final accounts, site closures and maintenance obligations.

Role

Senior Quantity Surveyor or Quantity Surveyor Cornwall Site Based Permanent A well-known housing development business are looking to recruit for an established senior quantity surveyor or will considered a capable project quantity surveyor. Specialising in mixed tenure housing projects, you will ideally have a proven housing background, the client is open to construction build backgrounds also.

Skills & Experience Required
  • Proven experience in a senior quantity surveyor or quantity surveyor role within residential development, construction or housebuilding.
  • Strong background in quantity surveying, commercial management and contract administration.
  • Experience managing multiple projects
  • Ability to identify commercial risks and develop effective mitigation strategies.
  • Excellent knowledge of procurement, subcontract management, valuations, cost reporting and financial controls.
  • Strong commercial awareness with the ability to drive profitability and operational performance.
  • Strong understanding of JCT contracts, construction legislation and payment regulations.
  • Experience managing complex developments and coordinating multiple stakeholders.
  • Excellent negotiation, communication and leadership skills.
  • Proficient in commercial reporting, forecasting and cost management systems.
