Job summary

HRCentral Ltd seeks an experienced Senior Quantity Surveyor to lead commercial and pre-construction across luxury residential projects. You’ll manage estimates, procurement, JCT contracts, and client valuations, reporting to Directors and guiding a Project Coordinator.

In this role you’ll influence commercial strategy, develop cost plans, and maintain project profitability while mentoring the team and optimizing workflows. A clear route to Commercial Manager awaits a growing firm.

Qualifications

• Significant experience as a Quantity Surveyor or Senior Quantity Surveyor.
• Experience within residential construction, ideally luxury residential.
• Strong estimating, quantity take-off and procurement/negotiation skills.
• Good understanding of JCT contracts.
• Experience preparing valuations, variations and final accounts.
• Confidence producing construction programmes (MS Project or similar).
• Strong Excel skills, excellent organisation and communication.
• Full UK driving licence.

Responsibilities

• Lead the commercial management of multiple projects from pre-construction through to final account.
• Produce budgets, cost plans and monthly CVRs.
• Forecast cash flow and final accounts; report performance to Directors.
• Prepare detailed estimates for luxury residential construction and refurbishments.
• Develop procurement strategies and negotiate pricing with subs and suppliers.
• Administer JCT contracts and prepare Letters of Intent; handle interim valuations and variations.
• Produce detailed construction and procurement programmes; work with Site Managers to keep on track.
