Job summary

NG Bailey in Manchester is seeking a Lead Maintenance Technician to oversee maintenance across five commercial buildings in the city centre. You will lead a small team, coordinate planned and reactive tasks, and ensure issues are resolved within SLAs while supporting the Site Supervisor.

The role requires an NVQ/City & Guilds Level 3 in Electrical or Mechanical discipline, an apprenticeship, and safety credentials.

Qualifications

• NVQ/City & Guilds Level 3 in Electrical or Mechanical discipline required.
• Recognised Electrical or Mechanical apprenticeship.
• IOSH Working or Managing Safely certification.
• 18th Edition of the IEE Wiring Regulations.
• 2391 – Inspection and Testing desirable.
• Legionella Awareness Responsible Person desirable.
• Knowledge of water hygiene, pressure systems and HVAC.
• Experience with building services PPM schedules and SFG20.
• Competent in Electrical and Mechanical Systems and BMS.
• Client-facing commercial FM background.

Responsibilities

• Lead and coordinate a team to efficiently complete planned and reactive maintenance tasks, ensuring client issues are resolved within SLAs.
• Support the Site Supervisor in daily contract delivery and deputy during absences.
• Maintain up-to-date statutory documentation and logbooks for inspections and audits.
• Manage contractors on-site through a Permit to Work scheme.
• Monitor plant performance using BMS and CAFM systems.
• Ensure adherence to HASAWA and engineering standards.
• Oversee incident management and emergency response procedures.
• Maintain shift logs, technical reports, and operational documentation.
• Support energy efficiency and continuous improvement initiatives.
• Ensure quality assurance across electrical and mechanical systems.

Your Role

What We’re Looking For

• NVQ / City & Guilds Level 3 in Electrical or Mechanical Discipline.

• City & Guilds 2391 – Inspection and Testing (desirable).
