Return Property Services Limited seeks an experienced Contracts Manager to plan and deliver refurbishment projects (£100k–£2m) across London, ensuring safety, on-time delivery and quality. Based at the Fitzrovia office with regular site visits, you will manage client and stakeholder relations and lead multi-disciplinary teams.

You will bring 10+ years in construction, substantial refurbishment experience, and strong knowledge of CDM and Building Safety Act compliance.

Formación

• 10+ years in construction with 5+ years as Contracts Manager for a main contractor in London.
• Refurbishment background on residential and commercial projects of £100k‑£2m.
• Heritage, traditional and modern buildings experience.
• Experience in complex multi‑unit, mixed use, façades, roofs, party walls and below‑ground drainage.
• Knowledge of JCT contract suite and contractor’s design responsibilities.

Responsabilidades

• Manage multiple projects from pre-start to handover.
• Build and manage detailed programmes as Gantt charts in Microsoft Project.
• Prepare site logistics plans and identify project risks.
• Weekly report to Directors on programme, progress, labour and quality.
• Work with QS on procurement, budgets and variations.
• Survey building condition and prepare repair schedules for pricing by the QS.
• Measure works on site, including material assessment and quantification.
• JCT contract administration, including delay notices.
• RFI management and subcontractor onboarding.
• Manage client and stakeholder relationships, chair progress meetings.
• Set and assess QA standards and maintain documentation.
• Manage site waste and environmental issues.
• Deliver project handovers including O&M manuals.
