Job Description
Summary: Installs, inspects, troubleshoots, repairs, and performs all scheduled and unscheduled maintenance to the airport’s heating, air conditioning, and ventilating systems and related equipment. Responds to problems for the Building Maintenance Department on all shifts and is available to work weekends as scheduled.
Shift: Sunday - Wednesday 5:00am - 3:00pm
Essential Duties and Responsibilities: Other duties may be assigned; the essential duties and responsibilities include the following:
- Make daily inspections of all pumps, air handling units, refrigeration units, air conditioning, and ventilation units in all mechanical rooms. Inspect cooling towers, make spot repairs and adjustments, and/or notify Management of any problems such as downed equipment, leaks, floods, or any irregularities regarding HVAC equipment on Corporation property.
- Make necessary repairs to malfunctioning equipment, such as replacing fan belts, repacking and rebuilding pumps, repairing water and steam coil leaks, and repairing and recharging refrigeration and air conditioning systems.
- Record and adjust controls on HVAC systems, including computerized and pneumatic discharge controllers and thermostats.
- Record readings from HVAC equipment, including pressure, temperature, water, steam, and monthly utility readings in all airport buildings.
- Perform routine maintenance as scheduled on all equipment, such as gas/oil boiler units and air handling units.
- Assist in the installation, removal, and storage of heating, ventilation, and air conditioning equipment at the airport, complying with CFC regulations regarding refrigerant removal, storage, and disposal.
- Respond to issues with city water mains and valves in all buildings and grounds in case of ruptured lines, elevator/escalator complaints, and testing equipment used in HVAC system installation.
- Log service requests, including work performed, time, and materials used, in a daily log.
- Respond to calls for repairs on plumbing, electrical, and mechanical systems while on duty.
- Be available for snow removal as needed.
- Perform related work as expected of a Senior Maintenance Technician.
- Other related duties as assigned.

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements include:
- Ability to read blueprints, schematic drawings, and pneumatic control prints.
- Knowledge of electronics, plumbing, mechanical systems, refrigeration, air conditioning, and ventilation units.
- Ability to diagnose problems with HVAC systems for repair.
- Knowledge of soldering, brazing, and welding.
- Ability to work on Siemens Apogee Insight controls and building computerized control systems.
- Understanding the operation of newly installed equipment.
Education/Experience:
- High school diploma or GED.
- Successful completion of a trade school.
- Completion of a three-year accredited HVAC apprenticeship program.
- Two years of formal training in heating, ventilation, and refrigeration or equivalent.
- Must hold a Rhode Island Refrigeration and Pipefitting Journeyman License and maintain it as a condition of employment.
- At least two years of experience working on HVAC building control automation systems, specifically Siemens systems.
- Valid driver’s license.

Physical Requirements: The physical demands include:
- Heavy physical activity, including lifting, pushing, or pulling objects up to 50 pounds.
- Ability to work in confined spaces.
- Ability to work outdoors in extreme weather conditions.

Work Environment: The work environment includes:
- Work throughout the airport, including tenant areas, offices, concessions, rooftops, and mechanical rooms with exposure to dust, dirt, fiberglass, and vents from restaurants.
- Exposure to hazards from welding, working with steam, hot water, refrigeration lines, and in air ducts during repairs.
