The Decant & Housing Officer will be based at Look Ahead's head office in Islington, with regular travel across London and the south east. The Landlord Services team provides housing management across all of Look Ahead's owned and managed properties.
Reporting to the Housing Project Manager, the main focus of the Decant & Housing Officer will be to support the Project Manager on various decants and to carry out some Housing Management functions.
The duration of this Secondment will be 8 months.
What You'll Do
Decant Process
- Work with diverse tenants who require extra support and refer them to appropriate internal and external support services.
- Support the end-to-end residents' decant journey, communicating regularly and effectively with all stakeholders.
- Act as a point of contact for liaising with internal and external partners to ensure timely and cost-effective decants.
- Carry out decant assessments with customers due to be decanted by decommissioning or planned works.
- Conduct viewings for customers being decanted into alternative Look Ahead accommodation.
- Other functions related to the decant process.
Void Management
- Ensure void inspections are completed within tight timeframes and that actions are updated in the housing management system, including categorising decant voids.
- Request referrals from partner agencies and ensure voids are let within timescales.
- Liaise with the voids team to address issues delaying re-let times, such as repairs.
Anti-Social Behaviour and Other Breaches of Tenancy
- Support staff with advice in line with housing law and attend court for some cases.
- Disseminate best practice and manage cases proactively, involving external agencies like police and social services when appropriate.
- Ensure safeguarding cases are escalated and followed up with relevant agencies.
Compliance
- Attend weekly meetings with the compliance team on gas checks, electrical checks, and fire risk assessments.
- Follow up on access issues and fire risk assessment actions.
- Complete and record gas capped risk assessments and work to reduce the number of gas capped customers.
- Ensure fire door checks are completed regularly.
- Lead legal actions such as injunctions with solicitors for repeated access issues.

- Experience managing anti-social behaviour cases and liaising with external agencies.
- Ability to interpret and apply processes and policies with sound judgement.
- Strong IT skills, including housing management systems and Microsoft Office.
