Job summary

Incommunities in Bradford is seeking an experienced Head of Property Services (Responsive) to lead a high-performing responsive maintenance service across 22,000 homes. You will drive operational excellence, use data to improve quality and customer satisfaction, and shape service transformation with senior stakeholders.

The role requires strategic leadership, budget oversight, and delivery of performance improvements while maintaining safety standards.

Qualifications

• Senior leadership experience in housing/construction maintenance.
• Experience presenting to Senior Leadership Teams and Boards.
• Strong financial management skills with large budgets.
• Knowledge of Building Regulations, British Standards and CDM regulations.
• Right to work in the UK; visa sponsorship not available.
• DBS check required in pre-employment.

Responsibilities

• Lead Repairs & Maintenance to ensure safe, responsive service.
• Develop high performing teams and drive customer care excellence.
• Deliver performance improvements and service transformation.
• Monitor efficiency reviews and cost-saving programmes.
• Manage budget, profit and loss, and cash flow.
• Collaborate with partners and stakeholders on cross-cutting issues.

Education

Level 5 CIH qualification

Construction/maintenance degree or professional qualification
