Job summary

Build Recruitment Limited in Birmingham seeks a Head of Operations to lead social housing repairs, voids and cyclical maintenance across multiple contracts. You will provide strategic direction, maintain service quality and ensure delivery against financial targets.

You will manage large multi-trade teams and subcontractors, own P&L, drive productivity, and ensure compliance with health and safety standards while delivering value to the client and customers.

Head of Operations – Repairs & Voids

A major new housing partnership is getting underway in Birmingham, covering repairs, maintenance and planned investment across Central and West Birmingham

We’re now looking for an experienced Head of Operationsto play a key leadership role in establishing and driving operational excellence across this significant contract portfolio.

This is an opportunity for a senior housing professional who wants more than simply managing day-to-day delivery. You’ll have the autonomy and accountability to influence performance, develop teams, strengthen client relationships and drive meaningful commercial and operational improvement.

What We're Looking For

We’re looking for an established operational leader with a strong background in social housing repairs and maintenance.

You’ll bring:

• Significant senior operational experience across repairs, voids and/or maintenance
• Strong commercial understanding and experience of managing P&L performance
• A proven track record of improving operational and financial performance
• Experience leading large multi-trade teams and managing subcontractor partners
• Strong understanding of responsive repairs and housing maintenance delivery
• Strong knowledge of health & safety and compliance requirements
• A relevant qualification such as CIOB, RICS, HNC or degree would be advantageous, although relevant experience will be equally valued
• A full UK driving licence

The Role

Reporting to the Operations Director, you’ll take senior responsibility for the delivery and performance of multiple social housing repairs, voids and cyclical maintenance contracts.

You’ll provide clear direction across a large operational function, ensuring customers receive a high-quality service while the business achieves its financial, contractual and performance objectives.

Your responsibilities will include:

• Leading and developing large, multi-trade operational teams and subcontractor supply chains
• Owning P&L performance, cost control, WIP, debt and margin improvement
• Driving productivity, efficiency and continuous improvement across the operation
• Using performance data and reporting to identify trends, risks and opportunities
• Ensuring contractual, regulatory, health & safety and compliance requirements are consistently met
• Holding regular operational and commercial performance reviews, challenging results and agreeing clear improvement actions
