Job summary

PeopleWise Solutions Ltd in Manchester seeks a General Manager to lead a c.270-home Build to Rent development in Eccles. You will be the senior on-site lead, overseeing safety, maintenance, resident services and financial performance.

Reporting to the client via a Portfolio Manager, you will manage budgets, supervise the on-site team, and coordinate contractors to ensure high occupancy and excellent resident experience.

A well-established property developer is seeking an experienced building leader. This is a fabulous opportunity to take overall responsibility for day-to-day operation, resident experience and long-term performance of a c.270-home, 23-storey residential tower operating at approximately 95% occupancy.

This is a fabulous opportunity to take overall responsibility for day-to-day operation, resident experience and long-term performance of a c.270-home, 23-storey residential tower operating at approximately 95% occupancy.

The Role

You will be the senior on-site lead and the principal day-to-day contact for my client. Supported by a Portfolio Manager, Maintenance Manager and Cleaner who report to you directly, you will bring together building safety, maintenance, resident service, financial control and contractor performance into one well-run operation.

Key Responsibilities

• Maintain strong oversight of building safety, fire safety and wider statutory compliance.
• Ensure the building, communal areas, plant and services are safe, reliable and well maintained.
• Lead a visible and responsive resident service that supports satisfaction, retention and occupancy.
• Manage budgets, expenditure, suppliers, contractors and planned works.
• Provide the client with clear advice and reporting on performance, priorities, risks and progress.
• Lead and develop the three-person on-site team, creating clear accountability for standards and outcomes.

About You

You are likely to have led a sizeable development within build to rent, multifamily, private rented sector or high-rise block management. You will combine sound operational judgement with a good understanding of occupied high-rise building safety and the confidence to lead people, contractors and complex stakeholder relationships.

You will also bring:

• Experience managing an on-site team and setting clear service and performance standards.
• Strong knowledge of building operations, planned maintenance and contractor management along with a relevant qualification such as CIOB Level 6.
• Experience managing budgets, procurement and supplier performance.
• A calm and credible approach to resident, client and emergency situations.
• Clear written, numerical and reporting skills, with a relevant professional qualification advantageous.
