Job summary

FM Search & Select Ltd is seeking an experienced General Maintenance Operative to join a mobile maintenance team, covering commercial properties across Scotland, mainly in the Central Belt.

You will perform planned preventative maintenance on HVAC systems, AHUs, and building services, with hands-on tasks across multiple sites, ensuring safety and timely delivery. A valid UK driving licence is required for the mobile role.

Qualifications

• PPM experience in commercial buildings or similar environments.
• Strong mechanical maintenance knowledge across building services.
• Familiarity with HVAC systems and AHUs.
• Hands-on experience with routine maintenance tasks.
• Basic plumbing and general building maintenance skills.
• Understanding of electrical basics is advantageous.
• Ability to prioritise and manage workloads to meet deadlines.
• Full, clean UK driving licence.

Responsibilities

• Carry out planned preventative maintenance across multiple commercial sites.
• Replace air filters and perform routine AHU maintenance.
• Inspect and clean coils and ductwork for efficiency.
• Check and replace fire damper links as needed.
• Perform water temperature checks and sampling where required.
• Use airflow and temperature measuring tools for inspections.
• Carry out basic plumbing and general maintenance tasks.
• Support with minor painting, joinery and fabric maintenance.
• Identify defects and report additional works if required.

General Maintenance Operative - Mobile

Location: Central Belt, Scotland

Salary: £31,000 - £35,000 per annum

Job Type: Permanent | Full-Time

FM Search & Select are recruiting for an experienced General Maintenance Operative to join a mobile maintenance team covering commercial properties across Scotland, predominantly within the Central Belt.

This is a varied, hands‑on role suited to someone with a strong background in planned preventative maintenance (PPM) who enjoys working across different sites and carrying out a mixture of mechanical and general building maintenance tasks.

You’ll be responsible for keeping building services systems maintained, carrying out routine inspections and completing general maintenance works across a commercial portfolio.

What You’ll Be Doing

• Carrying out planned preventative maintenance across multiple commercial sites
• Replacing air filters and completing routine AHU maintenance
• Inspecting and cleaning coils and ductwork
• Checking and replacing fire damper links
• Completing water temperature checks and sampling
• Using anemometers and other equipment to take airflow and temperature readings
• Carrying out basic plumbing repairs and general maintenance
• Supporting with minor painting, joinery and other fabric maintenance tasks
• Identifying defects and reporting any additional works required
• Ensuring all maintenance tasks are completed safely and within agreed timescales

What We’re Looking For

• Previous experience carrying out PPM within commercial buildings
• Good general mechanical maintenance knowledge
• Practical experience across a range of maintenance tasks
• Basic plumbing and general building maintenance skills
• An understanding of HVAC systems
• Experience working with AHUs and overdoor heaters would be beneficial, although training can be provided
• Basic electrical knowledge would be an advantage but isn't essential
• Ability to manage workloads independently and meet deadlines
• Full, clean UK driving licence
