Claibon Recruitment is seeking a proactive Facilities Manager for a prestigious residential development in East London (Angel, EC1V). You will oversee site-based staff, manage planned and reactive maintenance, and ensure high standards of service for residents and visitors.

The role requires IWFM or equivalent, NEBOSH or willingness to work toward it, strong contractor management, health and safety expertise, budget control, and excellent communication.

Responsibilities

  • Provide on-site presence and liaison with tenants and the General Manager.
  • Conduct staff inductions, appraisals, and training; enforce policies.

Facilities Manager

Proactive and committed Facilities Manager required a prestigious residential development in East London. The overall purpose of this role is to be responsible for maintaining the quality standards of the development by assisting The General Manager in delivering the efficient management of site-based staff, overseeing planned and reactive maintenance including contractor management, capital projects, ensuring the communal areas are well presented, and providing an exceptional level of customer service to all residents and visitors to the development. Duties will include performing regular quality inspections/site walk arounds, inspecting all internal and external communal areas on a daily basis for cleanliness, checking for any faults to equipment, any damage to the building and any health and safety risks, optimising suitable contracts and performance of M&E, managing contractor contracts, monitoring the work and performance of contractors on site, co-ordinating planned maintenance, carrying out system testing around the building (including services such as emergency lighting, fire alarm systems/smoke vents and lift emergency lines), assisting the General Manager with the preparation of budgets, be fully conversant with the Lease Agreements especially the rules and regulations of the estate, providing a visible on-site presence and being a point of contact for tenants, either via telephone or in person at the office, regarding communal maintenance issues, complaints, emergencies etc., assisting where appropriate or referring to the General Manager if required, monitoring tenant move-ins/outs, completing staff inductions and training as required and identifying on-going needs of the team, completing the annual appraisals of staff, and updating and enforcing the policies and procedures manual. The Facilities Manager should have previous experience of facilities management within a prestigious development, either residential block management or hospitality sectors, or with an armed forces background, experience of leading, mentoring, coaching, and developing a team, extensive experience of contractor management including approving and assessing all sub- contractor works, hold a high level of Health and Safety understanding with extensive experience, excellent time management and prioritisation of tasks, excellent communication skills: both verbal and written, and be a competent in the use of Microsoft Office (Excel, Word and Outlook) and computer programmes in general. Holder of an IWFM qualification or equivalent to Member level, a NEBOSH General Certificate or equivalent (or be prepared to work toward the qualification within year one) and a full, clean driving licence would be desirable but not essential.
